Overview of 158 Waverly Place

158 Waverly Place is a four story, four unit co op in a landmarked 1839 Greek Revival townhouse in Greenwich Village. A pre war walk up on historic Waverly Place, the building retains the scale and character of the West Village townhouse streetscape.

The property was originally the home of Lambert Suydam, president of Manhattan Gas & Light Co., now Con Edison. Its history also includes actress Judy Holliday, who lived in Apartment 3 from 1948 to 1952. The townhouse has undergone restoration and preservation work that retained its period character.

The most fully documented residence is a nearly 2,000 square foot, full floor, floor through home with two bedrooms positioned at opposite ends of the plan. Its architectural features include tree top views over landmarked surroundings, three wood burning fireplaces, and a furnished landscaped roof garden with protected views in each direction.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
