Situated within the Greenwich Village Historic District Extension, the development will span roughly 19,382 square feet, likely as rentals. The site was acquired in a $13.5 million bankruptcy sale in 2023, and although the ownership entity is tied to Alexey Polyakov and William Schneider, their exact connection remains unclear.
In early May 2025, permits were filed for a seven-story mixed-use building to replace a pair of low-rise structures at 307-309 Sixth Avenue in Greenwich Village. The new building will include retail space and an art gallery on the ground floor, 39 apartments on top, and residential amenities like a cellar-level fitness center and an outdoor recreation area. The permits were filed about a year after the Landmarks Preservation Commission approved the new project, but demolition permits for the old buildings have not yet been filed.
