Carter's Review

This attractive mid-rise rental apartment building is known as Susan's Court and occupies the east side of Manhattan Avenue between 119th and 120th Streets in Harlem.

Its address is 454 Manhattan Avenue.

The building has a 24-hour doorman, a landscaped courtyard, a rooftop garden, a garage, a bicycle room, a fitness center, a laundry room, a video intercom and security system, and a service entrance.

It was designed by GF55 Partners, of which Leonard Fusco and Shay Alster are the principals. The firm has designed many of the new residential buildings in Harlem including SoHa 118 at 301 West 118th Street, the Lenox, the Kalahari, and Triangle Court.

The project, which was completed in 2009, was developed by Artimus Construction. It is named after Susan Ponce de Leon who joined the Housing Preservation and Development Department in 1986 as a mortgage office and became assistant commissioner for housing finance programs in 2005.

The building contains 25 "affordable" apartments under the city's Cornerstone Affordable Housing Program.

The 8-story building has 184 rental apartments.

It is one block east of Morningside Park.
