Carter's Review

This very handsome 10-story building at 1500 Garden Street at 15th Street in Hoboken was erected by Toll Brothers in 2007 and has 116 condominium apartments.

Bottom Line

This very attractive, riverfront residential building in Hoboken has very high ceilings, large windows, good amenities, a roof deck and a shuttle to a PATH station and is distinguished by its “visual cornices.”

Description

The red-brick building has large windows and is distinguished by its top two floors that comprise a striking “visual cornice” as the top floor and the center façades of the next-to-the-top floor are strong pale green.

The “green” is repeated in the center of the rest of the façades on alternate floors, a discrete and sophisticated design.

There is are white bandcourses above the second floor and beneath the “visual cornices” at the top of the buildings.

The windows are substantially inset, given the building a very strong texture.

The building has sidewalk landscaping.

Amenities

The building has a 24-hour concierge, a gym with a swimming pool, a children’s playground, a waterfront promenade, a roof deck, a garage and a shuttle to a PATH station.

Apartments have 13-foot ceilings.

Apartment 3A is a two-bedroom unit with an long entry foyer that leads past a 13-foot-long den/office to the 12-foot-long open and windowed kitchen with an island next to the 20-foot-long living/dining room.

Apartment 3J is a studio unit with a 13-foot-long entry foyer that leads past an open, 9-foot-long, open kitchen with an island to the 15-foot-long living space.
