Overview of 160 East 72nd Street

160 East 72nd Street is a 15 story cooperative with 21 apartments, built in 1928 by Kingdon Gould and designed by Taylor & Levi. It occupies the site of Gould’s former townhouse, and Gould and his family originally lived in the building’s top four stories.

The brown brick façade is marked by heraldic enamel tiles, decorative balconies, double height windows, and a deeply curved roofline with four peaks. A recessed entrance leads through wrought iron doors to a vaulted lobby, while the building also has a 24 hour doorman and discreet air conditioning.

Several of the larger residences are full floor apartments organized around formal entertaining rooms, separate bedroom wings, high ceilings, large casement windows, and wood burning fireplaces. South facing exposures over townhouse gardens, balconies, and terraces recur among these layouts. At the top of the building, a distinctive penthouse occupies the former squash tennis court of Gould’s original 20 room residence and extends into adjacent floors, with terraces on three sides.

The co-op is pet friendly and permits pied à terre arrangements and up to 50 percent financing. In Lenox Hill, the building is close to Madison Avenue boutiques, cultural institutions, Central Park, and restaurants and neighborhood shopping along Lexington and Third Avenues; the nearest subway station is several blocks away, with bus service on 72nd Street.

Broker & Buyer Comments

This "gracious" 1928 co-op offers "old-world elegance" with its "full-floor residences" and "historic pedigree" as a former Gould family commission. "Perfectly positioned" between Lexington and Third Avenues, the "intimate" prewar gem balances "classic Upper East Side charm" with "modern conveniences" in a "prime" location.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
