Fredericks and developed by Rising Developers Group and Stonecutter Capital Management, the building uses red and gray masonry, broad multipaned windows and a double-height lobby to reference the neighborhood’s manufacturing architecture. Exposed brick, wooden ceiling joists and sculptural steel beams define the lobby.

Apartments commonly have high ceilings, exposed brick walls, large double hung windows and open living areas. Private outdoor space is integrated at several levels: balconies occur on lower floors, ninth floor homes have terraces, and tenth floor residences have landscaped roof decks. In-unit laundry is standard.

The second floor contains a fitness center and children’s playroom opening onto a landscaped resident terrace, while the third floor has a library lounge. An attended lobby, resident and bicycle storage, a game room, on-site parking and a package hub complete the amenity program. The condominium has a tax abatement through June 2032.

Factory House is positioned among three major subway complexes. Court Square serves the 7, E, G and M trains; Queensboro Plaza serves the 7, N and W; and Queens Plaza serves the E, F, M and R. Trader Joe’s and Target are several blocks south around Jackson Avenue.
