This handsome, 7-story residential condominium building at 37-10 Crescent Street between 37th and 38th avenues in Long Island City was built in 2017 by Ranger Properties.  It is known as The Lanes because the site was formerly occupied by a bowling alley.

The building was designed by Fogarty Finger and has 57 “micro” apartments.

The apartments utilize “Murphy” beds, built-in desks in the bedrooms and drawers under kitchen sinks to minimize the square footage of the units.  Two-bedroom units will be roughly 490 square feet and three-bedroom units will be about 735 square feet, small fractions of the traditional size of such units in New York City.

Bottom Line

This very attractive, mid-rise condominium apartment building in Long Island City has 55 “micro” apartments, a stunning ground floor façade, a lively fenestration pattern and nice amenities.

Description

The LEED-certified building has a marquee over an entrance that is vertically angled on one side that gives a nice dynamic to its ground floor that has three groups of five closely bunched and deeply inset white columns beneath a broad and plain white bandcourse. 

There is a large partial setback at the second floor and the building’s light grey façade is also very handsomely framed with a light-colored cement board rainscreen and further enhanced by a lively fenestration pattern of offset spacing and white accents on one side of many windows.

The building also has a landscaped courtyard.

Amenities

The building will have a garden adjoining the double-height lobby, a 48-car garage, a roof deck with two grills and a fireplace, a fitness center, a library, a laundry and a bicycle room.

Apartments

Each bedroom has a 7-foot-9-inch high window and many units are pre-furnished.

Apartment 3B is a two-bedroom unit with a dining room by the entry with an open kitchen and a living room that opens onto a wide terrace.

Apartment 2G is a one-bedroom unit with a dining room by the entry with an open kitchen and a living room that leads to a wide terrace.
