The Orchard, completed in 2020, is a 12-story residential building located at 86 Delancey Street (also known as 118 Orchard Street) on the Lower East Side of Manhattan. Developed by Helm Equities, an affiliate of JEMB Realty, the building was designed through a collaboration between SWA Architecture and Alexander Gorlin.
The building stands on a historically significant site, previously home to the Moscot eyeglass company for 77 years. The current structure houses 24 residential units above a two-story retail base, with apartments averaging just under 1,000 square feet in size.
Architecturally, The Orchard is distinguished by its dark metal façades accented with thin red mullions, creating a striking contrast with its numerous glass corner balconies. The building features setbacks on its upper floors along both Delancey and Orchard Streets, and many units boast floor-to-ceiling windows.
Residents have access to a roof deck, and the building's location offers convenient access to public transportation via the nearby Delancey-Essex subway station.
