The new office tower on the southeast corner of 42nd Street and Eighth Avenue has signed a preliminary agreement according to an article in today's edition of The Wall Street Journal with Jerry Shefsky of Toronto to create a $100 million aquarium in the lower floors of the 40-story, glass-clad tower that slants outward across from the Port Authority of New York and New Jersey Bus Terminal and is just to the north of the recently completed New York Times building.
Mr. Shefsky told the Journal that the lease is not yet final but said "he may start building out the space as early as this April with the hope of opening the aquarium in September 2011."
The project would include tanks for sharks, rays, penguins and otters among other animals in the building at 11 Times Square that has been developed by SJP Properties Inc., of which Steven Pozycki is a principal.
The article said "a person familiar with the matter" said that SJP is also negotiating to lease 400,000 square feet in the building to Proskauer Rose LLP, a well-known law firm. The building is expected to be completed in the next few months.
Mr. Shefsky's company, Aquarium Developments Corp., also built the Newport Aquarium near Cincinnati and the article said that Mr. Shefsky said his tanks at 11 Times Square would contain about 600,000 gallons of water as compared to more than 8 million gallons at the Georgia Aquarium in Atlanta.
