1862 TriBeCa gem available for $45 million

The very impressive, 6-story building at 144 Duane Street in TriBeCa has been put up for sale for $45 million.

A triplex apartment at the top of the building with a very dramatic, Joseph Jaroff-designed glass-suspension staircase spanning the fourth through the sixth floors is available for $30 million and includes a full-size basketball court in the basement.

The staircase was engineered by Dewhurst Macfarlane and Partners, which designed the Apple Store in Soho.

The triplex contains about 10,000 square feet of space.

There are two half-floor units on the third floor with 2,000-square-feet each and a full-floor unit on the floor below with 4,000 square feet.

These units have 15-foot-high ceilings and the same cast-iron columns as the penthouse.

The very impressive and handsome building is limestone clad and was built in 1862 as the A. J. Bates Department Store and later became the home of Goodwear Shoes, a children's shoe wholesaler that owned the building from 1946 to 2001 when it was bought by "a private New York investor, gut renovated and converted for residential use."

Studio Rivelli was the architect for the conversion what included using marble from the sculpture garden of the Museum of Modern Art in the lobby.

The residential conversion preserved the original facade, sidewalk glass lights, heart pine flooring and cast iron columns.

In addition to four apartments, it has a 6,000-square-foot ground floor retail space, now occupied by Drom International, a perfumery.
