AvalonBay Communities presented plans to the Clinton/Hell's Kitchen Land Use Committee of Community Board 4 last month for a 44-story apartment building on the southside of 57th Street at 11th Avenue.
An article by Heather Murray in the January 2-15, 2009 edition of Chelsea Now said that the developer indicated it wanted to purchase the property from Bay Ridge Automotive Group and build about 700 rental apartments over a four-story base for automotive and commercial uses.
According to the article, 140 of the apartments, 20 percent, would be "affordable" under the state's 80-20 program and Fred Harris, the developer's vice president of development said that the project would also have about "50,000 square feet of neighborhood retail, possibly including a supermarket or a large sports store."
The parking garage on the site now has a capacity of about 1,000 cars, but the proposal would replace it with one that would hold about 500 cars, the article said.
Mr. Harris told the committee, according to the article, that he had met "multiple times with the Department of City Planning and hopes to schedule a scoping hearing at the end of January to gain certification of the project later in the spring" as the project will need several zoning text amendments.
The site is across 57th Street from the large Helena rental tower.
