The Extell Develoopment Company, which is headed by Gary Barnett, is planning a mixed-use, through-block, mid-block tower at 151-161 West 57th Street across from the Russian Tea Room Restaurant, according to an article by Steve Cuozzo in today's edition of The New York Post.
Mr. Cuozzo's article maintained that Aegis Security Design, which is based in Louisville, Kentucky, has been retained by Extell for the project that will contain a "5-star" Park Hyatt Hotel, stories and residential condominium apartments.
The article said that Aegis's website stated that it has "contracted with Extell to provide risk assessment, security programming, system design and construction administrative services" on 57th Street and that the tower will be LEED-certified and rise to as many of 80 stories.
The article said that Extell spokesman George Arzt said yesterday that "No details have been finalized or resolved. Aegis is only a consultant on the project" that also has frontage on 58th Street.
Mr. Cuozzo wrote that "A 1,000 foot-tall hotel and condo tower is coming to Extell's West 57th Street development site that's now a giant hole in the ground," adding that "Sources said Extell is conferring with city agencies - possibly for zoning variances related to air rights purchases, and for landmarks-related approvals. The site is next door to two designated landmarks: the former CAMI Hall at 163-165 W. 57th St. and Alwyn Court on West 58th."
References to the project have been removed from the Aegis website, but Curbed.com today provided the following text that had been reportedly removed:
"This new project located 157 W 57th St is a new LEED Certified 1000 foot high building (+/- 60 to 80 stories) mixed use facility consisting of a retail and hotel base (5-star Park Hyatt) with a residential building (luxury condominiums) on top at 157 West 57th street....The new building will consist of approximately 882,141 square feet (356,467 sq ft. hotel, parking and retail and 525,675 sq ft of residential building). The program is comprised of Condominium, Hotel, Retail, and below grade space for parking and storage. Hotel to have spa, pool area, ballroom, meeting rooms and 1-2 levels of below grade parking. The entrance lobby may contain an atrium."
The Extell site is also across 57th Street from the black glass, mixed-use skyscraper known as Metropolitan Tower that was developed by Harry Macklowe and the tall office building known as Carnegie Hall Tower that is just to the east of the famous concert hall. The two towers are separated by the low-rise Russian Tea Room and both are across 56th Street from CitySpire, another mixed-use tower that was developed by Ian Bruce Eichner.
