Move-ins begin in June at 40 Gold Street, a new 56-unit, rental apartment building developed by Werber Management of Elmhurst, NY, according to an article by Katherine Dykstra in today's edition of The New York Post.

"The new-construction building is trying to separate itself from other stock by offering only studios and "split" two-bedrooms - meaning the bedrooms are separated by the living room, kitchen and closets, giving roommates privacy in the form of sleeping areas that don't share a wall," the article said.

Rents start at $2,400 for a studio and $4,200 for a two-bedroom, around 550 square feet and 1,000 square feet, respectively. The building is picking up the broker's fee.

Building amenities are geared to the type of single young professional known to live and work around Wall Street. The top-floor club room includes a fireplace and a kitchen. There are two roof decks, and the gym and the laundry room are also on the top floor.

The building has been designed by Meltzer Mandl Architects and is notable for a very large pergola on a setback terrace near the top of the 14-story building, which has 16 studio apartments and 40 two-bedroom units.

The building has 24-hour concierge service, a fitness center, a bicycle room and discrete window air-conditioners.

The building has a polished black granite one-story base and a beige-brick facade.

It has red oak floors, stainless steel kitchen appliances.
