989 Sixth Avenue: Checking in on a sleek glass tower redefining the Midtown skyline

Swiftly rising from the southwest corner of Sixth Avenue and West 37th Street, a sleek 69-story mixed-use tower is poised to redefine the Garment District skyline, offering over 300 condominium units with breathtaking river-to-river views that include the Empire State Building and Bryant Park as focal points.

 

This tower, located at 989 Sixth Avenue- 100 West 37th Street, is being developed by Eli and Isaac Chetrit, with Sioni Group as a partner. The architect, Damir Sehic of C3D Architecture, designed a glass-wrapped tower that will serve as a counterpoint to the solid masonry buildings that currently defines the Garment District. Its scalloped, segmented structure is divided into four volumes, with the core and structural elements strategically positioned on the west side (interior) of the lot.

The 785-foot tower will become the tallest building in the Garment District, although the title may be short-lived as NYC Planning has begun the process to upzone the surrounding area to facilitate some of the largest residential buildings in the city.
Renderings revealed last year showed more details of the elegant, curved glass exterior that will enhance views for residential units and the elevated amenity spaces. As of January 2025, construction has risen about 25 stories, with the first panels of the curtain wall enclosing some floors. The tower is expected to top out later this summer and reach completion in 2026.

Its podium, designed to harmonize with the neighboring Haier Building, will rise to a similar height and showcase cylindrical volumes clad in floor-to-ceiling glass. The building is being constructed with a cast concrete superstructure, glass curtain walls, metal panels, and natural stone cladding.

Curved balconies along the northeast corner rise elegantly up the building, bringing private outdoor space and iconic views to many units. A touch of distinction will come from vertical illumination strips on the façade, that will give the rather slender tower even more of a sense of upward flow and grandeur.
According to the NYC Department of Buildings, the tower will feature 311 residential units, commercial spaces, and two cellar levels. There will be spacious open terraces on the 23rd, 58th, and 70th floors, providing exceptional amenity spaces for residents.
The building will feature a range of high-end amenities, including an attended lobby, swimming pool, spa lounge, gym, children’s playroom, co-working spaces, and a speakeasy-inspired recreational area. Landscaped amenity terraces will offer breathtaking views of the Manhattan skyline.
