With all the ado about city initiatives that threaten to take away street parking spaces and reduce car traffic lanes, it can be easy to forget that New York City streets weren't always filled with cars. Before the automobile was invented, they were filled with horse-drawn carriages. At this time, it wasn't unheard of for New York's wealthiest to live in single-family mansions with separate stables for the horses and carriage houses. Some could be accessed via a side passage or tunnel through the house, while others were located a short distance away and owners could be picked up at their doors.

As time passed and modes of transportation changed, it was not uncommon for carriage houses to be converted to garages for the automobiles that replaced horses and carriages. Such was the case for the carriage house that used to be at 439 West 77th Street, on the cusp of Lenox Hill and Yorkville; however, this building has been demolished and replaced with Elodie, a seven-story, 16-unit boutique condominium where sales recently launched. But in the Village, the 1889 stable turned parking garage at 122 West 3rd Street will be spared and converted to a Landmarks-approved, 21-unit boutique condominium.
When 122 West 3rd Street's residential conversion is complete, it will take its place alongside surviving carriage houses and stables that have been transformed into some of the most in-demand real estate in the city, with original features like exposed brick walls and beams, high ceilings, and other design elements (e.g. stone horse heads) adding character to the space that can't be found in white box new construction. There are currently no availabilities at The American Express Carriage House in Tribeca, which was converted to a luxury condominium in 2008.
In Nolita, the Brewster Carriage House originally housed the Brewster & Co. and Flandrau & Co. carriage makers; more recently, it housed power couple John Legend and Chrissy Teigen for nearly four years before they sold their penthouses in June 2022. And earlier this fall, a three-bedroom duplex at 72 Horatio Street, a West Village stable turned co-op, entered contract asking just under $4.5 million, set to change hands for only the third time since the building went co-op in the 1980s.
