More than two years after the Landmarks Preservation Commission (“Landmarks”) approved a Morris Adjmi-designed commercial building for 419-421 Broadway, permits have been filed for an eight-story, 111-foot-high building on the corner of Broadway and Canal Street. They call for retail on the ground and cellar levels, and offices from the second story up. There will also be a terrace on the second floor.
Developer United American Land was eager to get in on Canal Street's impending retail transformation with 419 Broadway, but its address in the Soho-Cast Iron Historic District kept it from immediate action. Landmarks originally ruled no action in October 2017, but approved the project less than two months later. Minor modifications to the original design include aluminum signage as opposed to glass, and a short, square-columned parapet as opposed to a rounded cast-zinc column one. Moreover, the application included the restoration of a Federal-style building at 423 Broadway and redesigning its retail signage to match its new neighbor. Landmarks had no objections to that.

From West Street to East Broadway, Canal Street's empty storefronts and decrepit buildings are undergoing a renaissance that can be well encapsulated on 419 Broadway's block alone. Across the street, Landmarks approved plans for a new mixed-use building at 312-322 Canal Street intended to be built to Passive House Standards. Further west, leasing will launch this spring at 11 Greene Street, a new rental whose design pays tribute to classic Soho architecture. Its neighbor at 351 Canal Street is undergoing a major renovation that could include retail space with 25’ ceilings and new office space.
Residents and office workers alike will have no shortage of dining options, even beyond the close proximity to Chinatown and popular Tribeca restaurants. A few weeks ago, 6sqft reported on plans for Mercato Fabbrica, an Italian-style food hall to go in the First National City Bank at 415 Broadway. This is just around the corner from Canal Street Market, a food court that opened in summer 2017.
Demolition permits for the one-story restaurant and souvenir shop currently on the site have not yet been filed, and an estimated completion date is not known. However, Morris Adjmi Architects has been quite busy since the last Landmarks hearing. Recent work in New York includes such office projects as the newly completed 363 Lafayette Street, located just above the B/D/F/M subway stop, and 3 St. Mark’s Place, which has attracted controversy from locals yet created a permanent maintenance contract for nearby landmark Hamilton-Holly House.
