Ahead of leasing launch, new renderings of PLG, Prospect Lefferts Gardens' taller tower

Throughout the construction at 123 Linden Boulevard, the rental known as PLG has already garnered attention for its 226-foot height--which makes it the tallest rental in Prospect Lefferts Gardens--its status as Moinian Group's first Brooklyn endeavor, and its distinctive design by Hill West, which combines a horizontal podium and interlocking glass and concrete volumes to make a bold statement yet still fit in with its surroundings. As co-developers Moinian Group and Bushberg Properties gear up for a leasing launch, newly released interior renderings show that further standouts are in store.

In addition to its striking design, PLG is distinguished by over 50,000 square feet of amenities, the sheer quantity and quality of which has not yet been seen in this part of Brooklyn. The cellar level houses a fitness center, indoor pool and hot tub, sauna and steam room, game room and golf simulator, business center, and lounge. On the fourth floor, residents have access to indoor and outdoor amenities like a dog run, landscaped seating area, basketball half-court, outdoor fitness space, children’s playroom, and second lounge. The 22nd floor is home to an outdoor pool and landscaped terrace. The building also offers parking and bike storage.

PLG will comprise 467 studio through two-bedroom units, 30 percent of which will be affordable. All apartments will feature interiors by Whitehall Interiors and floor-to-ceiling windows, and select units will have private balconies. Lottery information is not yet available, but asking rents are said to range from $2,300/month for studios to $4,500/month for three-bedrooms. According to CityRealty data, this should put it above the Prospect Lefferts Gardens median rent of $2,654/month. MNS is handling the leasing, and move-ins are expected to begin in early fall 2019.

PLG is taking shape on the cusp of Prospect Lefferts Gardens and Flatbush. This location puts it in a vibrant part of Brooklyn down the street from Prospect Park and the eclectic dining options of Flatbush Avenue. The Church Avenue subway stop is a few short blocks away.
