Sales have just launched at Arloparc, a new boutique condominium at 126 East 86th Street. The first availabilities of the 28 units include a half-floor two-bedroom for $2,850,000, a half-floor three-bedroom for $3,990,000, and a full-floor four-bedroom for $8,525,000. An offering plan with a $139.38 million sellout was accepted in May 2023, and a more recent site visit saw that exterior work appeared to be winding down. Completion is estimated for 2024.
RYBAK Development is at the helm of the project, and Brooklyn-based firm Zprooekt designed the 20-story building. It is distinguished by its limestone exterior, glass and steel elements, and sequential fenestration pattern. There will be retail space on the ground floor with the apartments starting on the second floor and amenities spread over three levels.

East 86th Street is well known as a transportation hub, and Arloparc is positioned to make the most of that: The 4/5/6 stop is across the street, the Q train is two blocks away, and 86th Street’s dedicated bus lane is right out the front door. However, there is much to offer closer to home. Central Park is directly west, Carl Schurz Park is to the east, and cultural offerings include 92Y, Museum Mile, and an AMC movie theater. Whole Foods is three blocks away, and those who’d rather eat out have their pick of popular restaurants on surrounding blocks.
They will also enjoy life in an increasingly residential section of the Upper East Side. In the years since the Second Avenue subway opened, the Upper East Side and Yorkville have seen a jump in popularity and property values, and developers have taken notice. In addition to going inside Arloparc, we take a look at the new buildings it has taken shape nearby.
