While Long Island City is the Queens area best known for seemingly unbridled construction, other neighborhoods in the borough are starting to see larger and more luxurious multi-families go up on opportune lots. MNS CEO Andrew Barrocas observes that there has been a lack of new construction in Forest Hills, but a spate of new developments will usher in some new supply. BLVD at 107-02 Queens Boulevard is the latest luxury condo to come to market in the leafy, transit-accessible neighborhood.

Developed by RJ Capital Holdings, the 10-story building brings 74 studio to two-bedroom condos with large windows, sunny exposures and open layouts. The building was designed by Jarmel Kizel Architects and Engineers Inc and will feature a thoughtful facade of sand front and raven-bricked siding. Ground broke for the project in 2019 and delivery is anticipated for the fourth quarter of 2021.

While many layouts boast some kind of outdoor space in the form of a balcony or terrace. All residences however have central heating/air conditioning and a Bosch stackable washer/dryer.

According to the sales and marketing team, led by MNS, a pair of three-bedrooms has already entered contract, and current availabilities start at $650K for studios, $835K for one-bedrooms, and $1.36 million for two-bedrooms.

Shared amenities will include a landscaped private courtyard with two BBQ stations, two dining areas, and multiple lounge areas. Inside, residents are treated with a parking garage, virtual doorman system, a private package room, fitness center, business center, children’s playroom, and a lounge with a full kitchen, sofa, billiards table, and courtyard access.
BLVD is just steps from the Forest Hills-71st Avenue E/F subway station and a short walk from the Forest Hills LIRR station. It is also close to a rich local community that includes MacDonald Park, historic music venue Forest Hills Stadium (the former home of the U.S. Open tennis tournament), local restaurants and services on Austin Street, and the Queens Public Library.

“With Forest Hills’ unique blend of retail, culinary, and recreational spaces, we’re confident the development will resonate with the current demand in the market” - Michael Abramov, Principal, RJ Capital Holdings
