While Williamsburg seems to be filled with flashy new construction and amenity-laden buildings, some buyers value space and privacy more than any bells and whistles a developer can add. Developers are catching on to that. New to the market are six spacious units in two side-by-side three-story condominium buildings at 438 Humboldt Street in East Williamsburg. Drawn up by Design Studio Associates, the red brick building's large gridded windows are highly reminiscent of the industrial buildings that populate Brooklyn. The interiors however are thoroughly residential and modern.
All apartments feature lofty ceilings, expansive open floor plans, incredible natural light, and lavishly appointed fixtures. The kitchens come outfitted with state-of-the-art appliances. Select units have private outdoor space. The building is on a quiet residential street, but the nightlife and dining options of Graham Avenue are a short walk away. With easy access to both the L and G trains, residents need not dream the impending shutdown.
According to an offering plan approved in spring, a $14.132 million sellout is projected for the project. To that end, one-bedrooms start at $895K. A two-bedroom home is listed for $1.595 million, and there is also a three-bedroom with a private terrace for $2.495 million. These prices put them roughly in line with the Williamsburg median of $872K for one-bedrooms, $1.4 million for two-bedrooms, and $2.498 million for three-bedrooms (per CityRealty listings).
