A new Karl Fischer-designed mixed-use residential building is coming to the unlikely neighborhood of Brownsville in Brooklyn. 203 Sutter Avenue is getting an extensive overhaul with permits calling for a vertical and horizontal enlargement of the existing 4-story school. The structure, located between Amboy Street and Thomas S Boyland Street, is currently under construction and will rise to seven stories and contain 41 residences when complete. The building will also bring two retail spaces and a community facility to the neighborhood. Permits filed last year under the address 564 Hopkinson Avenue list Moses Gross of ANM Group as the developer of the $19 Million project.

203 Sutter Avenue's forthcoming 36,873 square feet of residential space means each residence will average almost 900 square feet. Floors three to five will house 10 units each while 7 units will be on the 6th floor and only 4 will occupy the seventh. Despite the fair amount of residential amenities called for, it isn't clear if the apartments will be rentals or condominiums. Schedule A of the permit lists a number of recreation spaces for the residents including a recreation room in the cellar and two outdoor recreations spaces on the sixth and seventh floors. There will also be a mail room, laundry room, bike room, residential storage, some balconies, and 21 parking spaces available on the lot in addition to the commercial space and non-profit community facility. The project will likely be completed in 2017.
