After having their Beaux-Arts-style steam generation plant landmarked in early December, Con Edison is back before the commission to establish a master plan to govern future modifications. Con Edison says the master plan seeks to provide flexibility to facilitate its original and current use for energy production and to ensure all future modifications are respectful to the building’s architectural character.

In December 2012, a devastating fire damaged the landmarked Church of St. Luke and St. Matthew at 520 Clinton Avenue in Clinton Hill. Now the congregation, in partnership with the developer Hope Street Capital are seeking to transfer the sanctuary's unused development rights to a corner property at 550 Clinton Avenue. The transfer will allow for a 29-floor, 312-foot tall residential building designed by Morris Adjmi Architects to be built. The tower would sit across from Forest City's Pacific Park development. Presumably, proceeds from the transfer will go towards the restoration of the sanctuary. The listed architect of the rehab is Li Saltzman Architects.

Samson Klugman and Leo Tsimmer of Quality Capital and Caerus Group are seeking approval to construct a four-story prismatic glass addition and landscaped roof terrace at 827-831 Broadway. The existing buildings are a pair of Italianate style commercial palaces designed by Griffith Thomas and built in 1866-67. The building was once home to artist Willem de Kooning and the addition's architects,DXA studio, used Kooning's work as design inspiration.

In the Ladies' Mile Historic District, a 20th Century Utilitarian style parking garage at 23-25 West 20th Street is seeking to modify its ground floor façade, install storefront infill and signage and replace windows.Permits indicate the building will be converted into offices. The building was designed by Matthew Del Gaudio and built in 1926-27. Last year the condo project 21W20 built a residential building next door with a series of penthouses that lap onto the garage building's roof.
