In the 1960s, an influx of artists began to differentiate a section of the working-class Lower East Side to the extent that it was dubbed the East Village. The building's TCO has recently been issued, and sales are underway from $1.4 million for one-bedrooms and $2.075 million for two-bedrooms. CityRealty listings show that this is right in line with current condo availabilities in the East Village - the median one-bedroom price comes to $1.35 million, and the median two-bedroom price comes to $2,092,500.

Before Novum East Village took shape, 238 East 3rd Street housed a movie theater and rehearsal space for Blue Man Group, the performance troupe that just celebrated its 30th anniversary and is still going strong in Astor Place. The developer bought the two-story commercial building from Blue Man Group for $12 million in April 2018 under an LLC (per Acris). Its eight-story, 20-unit replacement features a gray brick facade and oversized windows; Vikatos Architect PC is the designer of record.

Novum East Village nods to the neighborhood's artistic history with an art installation and the work of New York photographers in the lobby. The building is south of the New York Theater Workshop, whose recently announced 2022/2023 season could offer a hint of future Broadway shows - past productions have included Rent, Hadestown, Slave Play, and What the Constitution Means to Me. Additional cultural venues nearby include art gallery Harman Projects, La Mama Experimental Theater Club, and performance venue Arlene’s Grocery.
Between Tompkins Square Park, Hamilton Fish Park, and East River Park, residents will not suffer from lack of green space. It is close to popular Alphabet City and Lower East Side restaurants and nightlife; for those who’d rather dine in, supermarkets include a Key Foods and the Houston Street Whole Foods. Transportation options include the Delancey Street F/M/J/Z trains and multiple bus lines; the building also offers complimentary bike storage.
