While spring 2025 has seen economic uncertainty, that has not been enough to dent New York City's traditional selling season. Buyers with children remain eager to close deals in time to move before the new school year; new buildings continue to launch sales throughout the boroughs; and inventory is relatively high--CityRealty sales listings show nearly 9,000 public availabilities in core areas.
These include two listings at The Braender (pronounced to rhyme with "gander"), a rare pre-war condominium on Central Park West. Located outside the Central Park West Historic District and named in honor of its developer, Philip Braender, architecture critic Christopher Gray describes its design by Frederick Browne as "a complicated, even chaotic mixture of French Renaissance, Spanish, and Baroque styles." The light-colored facade and intricate ornamentation were cleaned up in the midst of its conversion to condos, and Ephemeral New York rhapsodizes about the ornate lobby and compares the courtyard's entrance to that of a medieval castle.

Moreover, the building's bays allow for unique apartment layouts and gorgeous views of Central Park and the Midtown skyline. This is shown to great effect in Residence #71, a two-bedroom overlooking Central Park. It was listed for $2.2 million in September 2024, but the most recent price reduction brings it down to $1.65 million.
