A Closer Look At the AC Hotel Slated to Rise Behind One Seaport

A new Marriott hotel is rising in the fast redeveloping area at the junction of the Financial District and the South Street Seaport. The 33-story building, dubbed the Marriott AC Hotel, will be 341 feet tall upon completion and hold 271 rooms. It is located at 151 Maiden Lane, right behind the 52-story glass condominium tower One Seaport. Pizzarotti-IBC is involved in the development of both projects.

This 140,000-square foot tower is being designed by SoHo-based Peter Poon Architects. Rippling folds of glass animate the exterior and are likely meant to pay homage to the Seaport District's maritime history. According to PPA's website, the goal is to create an “innovative, sleek, European-inspired” hotel. The AC Hotel will feature floor-to-ceiling bay windows displaying stunning views of Brooklyn and the East River, a ground-floor market, bike storage, fitness center, lounge, and sixth floor terrace.

According to the developers, one of the challenges with this project is that it is being constructed “in a confined space and in a potential flood zone.” For this reason the hotel is being built atop a “floating base” with flood gates surrounding the ground floor. This two-story base will hold a sky lobby, bar, and restaurant with hotel rooms beginning on the third floor. The hotel is to be completed by summer 2017 and listings for its taller sister tower, One Seaport, are already live on the market.
