Lightstone Management's rental structure in Brooklyn's Prospect Lefferts Gardens is on the rise at 664 New York Avenue between Winthrop and Hawthorne Street. Permits for the 37-unit, 6-story rental building were originally filed almost 2 years ago and amended last year with little change to the residences. In total, the residential space will occupy 25,278 square feet, allowing each unit to average about 683 square feet. There will also be 5,188 square-foot community facility in the form of a walk-in health center on the first floor. JFA Architects is responsible for the design while Charles Mallea of M Architecture is the applicant of record.

Permits for the mid-rise building call for enclosed 24/7 attended parking on the cellar level (19 parking spots), a residential lobby on the first floor, and outdoor recreation spaces on the second and sixth floor. The rendering also shows balconies for the residences starting on the third floor. Once finished, tenants will enjoy the convenience of Nostrand Avenue's stores as well as access to the B44 across the street and the 2/5 train nearby.

According to JFA's website, completion of the project is set for Summer 2017.
