On the week ending June 13, 2026, 218 residential apartment sales were recorded in Manhattan, holding steady week over week. Four of the five highest-priced sales were for homes with views of Central Park West, and located no less than one block from "New York's backyard."

Top co-op sales include "Happy Days" producer's Central Park West home

Last week, three of the five highest-priced sales recorded were for cooperatives on the Upper East Side and Upper West Side. They were led by Residence #12-13 at 39 East 79th Street, which closed for $23.575 million, a price that includes the apartment and a storage unit. The New York Times notes that the boutique cooperative was commissioned by etiquette expert Emily Post for her friends on the Social Register. More than 100 years after its completion in 1925, public records list the sellers of triplex Residence #12-13 as marketing executive Russell Wiese and his wife, philanthropist Megan Wiese. The buyer made the purchase through a trust.

Additionally, Residence #15E at 101 Central Park West sold for $8.65 million in the week's fourth-highest sale overall. Public records list the seller as the estate of Martin Starger, an Emmy Award-winning ABC executive whose programming credits included Happy Days, The Six Million Dollar Man, and mini-series Roots. Crain's New York Business noted that he converted the dining room to a screening room, but mainly lived in Los Angeles and used this apartment as a pied-a-terre. Other notable residents of the building have included journalist Peter Jennings, philanthropist/equestrian Georgina Bloomberg, and actors Harrison Ford and Rick Moranis.

The top sponsor sale of the week took place at 200 East 75th Street, a boutique condominium on the corner of Third Avenue. Penthouse #4 closed for $19.7 million in the week's third-highest sale overall. The penthouse has five bedrooms, five and a half baths, two private terraces, and a private loggia. The buyer used an LLC for the purchase, which was recorded about six months after that of New York Mets shortstop Francisco Lindor's penthouse purchase in the building. With this sale, the one remaining availability in the building is another penthouse asking $18.5 million.
Elsewhere on the Upper East Side, new development condominiums 255 East 77th Street and The Strathmore logged three sales apiece. Other new developments with multiple closings included The Greenwich by Rafael Vinoly in the Financial District, 520 Fifth Avenue in Midtown West, and 720 West End Avenue on the Upper West Side.

Also of note, the first closings were recorded at The Willow, Naftali Group's new development at 201 East 23rd Street in Gramercy. The building rose on the former site of the New York College of Dentistry, and is distinguished by its red brick facade, arched bays, oversized windows, and asymmetrical setbacks that create upper-level private terraces.
The unidentified buyers will have access to amenities designed by Rockwell Group, including a fitness center with sauna, a library with access to a courtyard garden, a screening room, the Glamercy Music Room, the Mermaid Room lounge, and a rooftop terrace. The building is over two-thirds sold, and public availabilities range from a one-bedroom for $1.465 million to a two-bedroom for $2.275 million.
