Earlier this week, the New York Post confirmed that The Polo Bar, Ralph Lauren's restaurant at 1 East 55th Street, would be moving from its wood-paneled townhouse to a soaring new office tower in the works at 625 Madison Avenue upon completion, which is estimated for 2029. The restaurant has attracted attention for its American cuisine, its celebrity clientele (including Robert De Niro, Al Pacino, Taylor Swift, and Travis Kelce), and its intimate atmosphere, and the planned move comes at a time when restaurants and ground-floor retail act as amenities to office tenants on upper levels. Related Companies, the developer of 625 Madison Avenue, has sweetened the deal by offering Polo Bar at least two years free rent.

The announcement comes amidst a wave of recently revealed food halls throughout New York City. The Landmarks Preservation Commission recently approved design modifications necessary to accommodate Cucina by Casa Tua, a high-end food hall by Miami-based hospitality brand Casa Tua, in the former banking hall of the Williamsburgh Savings Bank Tower turned luxury condominium One Hanson Place. The approval came shortly after Shaver Hall, a 35,000-square-foot food hall with 11 food stands and three sit-down restaurants, opened in the former Lord & Taylor department store at 424 Fifth Avenue; it is named in honor of Dorothy Shaver, president of Lord & Taylor in the 1940s and 1950s. Additionally, Brookfield Properties announced that The Market Hall, a food hall including 12 casual dining concepts, a full-service restaurant, and a rooftop terrace bar, will open at Far West Side complex Manhattan West later this fall.

Some have speculated that Polo Bar's move to a larger space will alter the ambiance and threaten the exclusivity that added to its mystique. However, there remain some New York City restaurants that even the most well connected cannot visit without buying a home at a certain address. Residents-only restaurants used to be a hallmark of prestigious prewar cooperatives - e.g., the Georgian Room at 960 Fifth Avenue - but the developers of some of today's most luxurious condominiums have teamed up with Michelin-starred chefs for exclusive menus in beautifully appointed dining rooms, several with spectacular views of the Manhattan skyline.
While residents-only restaurants endow an undeniable cachet, this particular perk has not caught on in the way amenities like gyms, hammams, or meditation studios have. Apartments in these buildings come with an annual dining minimum and monthly restaurant/dining fees; in the manner of co-op maintenance and condo common charges, such fees are scaled to the size of apartments.
When 15 Central Park West was still in the works, Zeckendorf Development expressed concerns about finding a chef that could live up to residents’ lofty standards. In a more recent profile of Nduvo Salaam, chef at 10 Cubed at the top of Central Park Tower, The New York Times notes that in an age of celebrity chefs and social media, it can be difficult and humbling for chefs to do their best work away from the public eye.

But even a Michelin-star chef is no guarantee of smooth sailing. 432 Park Avenue is the home of an exclusive restaurant overseen by Shaun Hergatt. During the pandemic, residents got restive about its limited hours of operation and an annual dining requirement that surged to $15,000.
However, none of that is to say that restaurants have retreated from residential buildings. Some are exclusive to residents, while many other restaurant tenants, particularly those in hotels, offer special perks for owners of residential units in the buildings.

The apartments at One Wall Street start several stories above the first Printemps department store in the United States, which opened in March 2025. In addition to the upscale fashion offerings and shoe salon in the famed Red Room, Printemps is home to such culinary options as Maison Passerelle, a restaurant by James Beard Award winner Gregory Gourdet, and Salon Vert. Residents of One Wall Street enjoy special privileges at Printemps, not to mention a residents-only restaurant on the 39th floor that offers an art-filled ambiance and a seasonal menu by Chef Shani Hylton, whose resume includes Genesis House and the Guggenheim Museum. On nice days, residents can opt to dine al fresco on the restaurant’s adjoining terrace.
