September 2025 is not over yet, but is already certain to be the strongest September for Manhattan residential contracts since 2021. The number of contracts signed dipped slightly week-over-week from September 22-28, 2025, but a number of high-priced contracts drove the aggregate dollar volume up during this time. Sponsor units in new development condos put on a strong showing, accounting for six of the ten highest-priced contracts of the week, and park views remain in demand by luxury buyers.

For the second time in September 2025, 111 West 57th Street was home to New York City's highest-priced contract. Residence #38's asking price of $19.75 million was the highest of the week, but reflects a $3 million reduction from when the building started marketing off floor plans pre-pandemic. The floor-through three-bedroom looks out on Central Park views from the Great Room and the primary bedroom.
Also of note, Residence #4A at The Loft, a Soho manufacturing building turned condominium, entered contract with a $9.5 million ask, the sixth-highest of the week. Musician Courtney Love was the first owner of the three-bedroom unit, and sold it for $5 million in 2006. Its most recent owners listed it in April 2025.

Penthouse #3 at No. 33 Park Row was hot on its heels with an asking price of $19.5 million. This would not be remarkable on Billionaires' Row, but is the highest-priced contract to be signed in the Financial District in 2025. The buyer has not been identified, but listing agent Huihui Geng of Compass told The Real Deal that his client found the area to be an affordable alternative to Tribeca. The duplex penthouse boasts 21-foot ceilings, wall-to-wall windows, an ultra-private primary suite, and protected views of City Hall Park.
The week's top co-op contract also overlooks beautiful park views. Penthouse A at 90 Riverside Drive was asking nearly $11 million, the week's fourth-highest contract overall. The private wraparound terrace overlooks Riverside Park and the Hudson River, and the interiors underwent a five-year renovation that includes independent mechanical systems, Lutron lighting, a gourmet chef's kitchen, and a super-luxe primary suite. Public records show that the sellers bought it for $5.9 million in August 2011 and initially listed it for $15 million in March 2025; it has been on and off the market at gradually lower prices since then.

The week's second-highest Downtown contract took place at West Chelsea skyline standout One High Line. Residence #E22A, a four-bedroom corner residence, was asking $12 million in the third-highest ask of the week overall. The twin-towered complex by Bjarke Ingels Group is one of New York City's best-selling buildings of 2025 to date, and has reached over 70% sold. Remaining availabilities range from a one-bedroom for $3.12 million to a four-bedroom penthouse for $24.6 million.
Residence #E22A is located on a high floor of the East Tower, which also houses Faena New York. The much-anticipated luxury hotel opened its doors on September 9, and “Ascension, A Sephirotic Journey,” a massive centerpiece mural by Argentine artist Diego Gravinese, covers the walls of the lobby entrance to beautifully set the tone. One High Line residents enjoy access to Faena New York's services, amenities, and restaurants, which include La Boca (a concept from celebrity chef Francis Mallmann) and The Living Room bar. Faena's acclaimed Tierra Santa Healing House is expected to open in early 2026.

On the new development front, over $17 million across two contracts was signed at 50 West 66th Street. Residence #11C, a sprawling four-bedroom condo, was asking $9.07 million in the week's seventh-highest contract. A few floors down, Residence #7F was asking $8.2 million in the week's tenth-highest price.

The lower-level units at 50 West 66th Street are open for immediate occupancy. The building has attracted attention for its towering height as well as its extensive amenity package. Residents arrive to a port-cochere entrance and attended lobby, and amenities include a state-of-the-art fitness center with yoga and Pilates studios, an indoor basketball and pickleball court, a sauna and steam room, a bowling lane, a golf simulator, a game room, indoor and outdoor swimming pools, and an indoor/outdoor Sky Lounge.
50 West 66th Street was the week's most successful new development in terms of aggregate dollar amount of contracts signed, but The Village West was the new development with the largest number of contracts signed. Shortly after sales officially launched, a total of $10.3 million across five contracts was signed in the building. Like all units in the building, their interiors feature open layouts, wide-plank white oak floors, kitchens with custom Poliform cabinetry and Gaggenau appliances, and primary baths with radiant heated floors.

In Brooklyn, a total of $9.65 million across three contracts was signed at 144 Vanderbilt Avenue, the eye-catching new condominium at the nexus of Fort Greene and Clinton Hill. Among them was Residence #6A, which had Brooklyn's top contract with a $4.2 million ask just shy of the week's twenty highest-priced contracts.

All units at 144 Vanderbilt Avenue were designed for indoor-outdoor living, and Residence #6A is no exception between the private terrace off the living room and the private loggia off the primary suite. Shared outdoor amenities include a Cascading Secret Garden and a sixth-floor Sky Garden with views of brownstone Brooklyn. The building is now open for immediate occupancy, and remaining availabilities start at $1.98 million for two-bedrooms and $2.38 million for three-bedrooms.
