Stern Architects-designed 70 Vestry Street, Residence #5B was on the market for fewer than three weeks before entering contract with a $22.5 million ask, the week's highest by a comfortable margin. The price includes the four-bedroom condo with Hudson River views, a parking space, and a private storage room.

The full-floor Residence #4 was asking $7.4 million, the week's sixth-highest overall. Neither the seller nor the amount they paid for it is available. However, the building has attracted the likes of Academy Award-nominated actress Kirsten Dunst, Academy Award-winning actor Joaquin Phoenix, Grammy Award-winning musician Michael Stipe, and Academy Award-nominated director Gus Van Sant. Additionally, the building served as the venue for the Canal Zone party that launched Jean-Michel Basquiat's celebrated career.

According to the listing for 80 Horatio Street, which was asking $9 million in the week's second-highest contract, it was on the market for the first time in nearly 50 years. The house is currently configured as a nine-unit rental, but is being delivered vacant.

This represents a small price reduction, but was still good enough for the week's seventh-highest contract overall. Additionally, if the three-bedroom unit (one of only two on its floor) sells for this price, the unidentified seller will make a profit, having bought it for about $6.3 million in August 2023.
Residence #19A at 126 East 86th Street was not far behind with a $6.45 million ask, the ninth-highest of the week. The full-floor residence one floor below the penthouse spans nearly 2,600 interior square feet and offers a total of 318 square feet of private outdoor space across two terraces.
With this contract, the building is nearly sold out roughly a year after closings commenced. The one public availability is a full-floor four-bedroom asking $6.75 million.

With this contract, only one penthouse in the building remains unspoken for; Penthouse #2 is asking $7.75 million and is among a small handful of remaining availabilities. Both penthouse contracts were signed about two months after sales launched.
In Long Island City, new construction condo Radiant was the week's best-performing new development in terms of the number of contracts signed; a total of $8.25 million was signed across seven contracts. Many of the studio through two-bedroom units have private outdoor space, and all interiors feature lofty ceilings, open-concept floor plans, contemporary kitchens with integrated Bosch appliances, spa-like baths with radiant heated floors, and in-unit laundry. The unidentified buyers will have access to an array of amenities including a state-of-the-art fitness center, a basketball court, a rock climbing wall, a Finnish sauna, a courtyard with Ping Pong table, and a rooftop terrace with grilling stations and Manhattan skyline views.
The contracts were signed less than a year after sales launched and bring the building to nearly 50% sold. Remaining availabilities range from a studio for $695K to a three-bedroom for $2.55 million. Construction topped out earlier this summer, and occupancy is anticipated for the second quarter of 2026.
