During the second week of March 2026, the number of Manhattan apartment sales recorded ticked up slightly week-over-week. The number of luxury sales priced over $3.9 million also rose slightly during this time, with the five most expensive sales of the week showing an almost even divide between prewar penthouses on Park Avenue and luxury condominiums in new developments on the Upper West Side.
This comes on the heels of a report in The Real Deal debunking a theory that a surge in luxury contracts around Election Day was wealthy buyers getting ready to flee the city ahead of a Mamdani mayoralty. But many of those uber-luxury contracts are starting to close at similarly high prices. As Lisa Simonsen of Brown Harris Stevens says, "Living in New York never goes out of style, and this is not only an investment, but a lifestyle."

The week's highest-priced sale took place at One57, the supertall tower that heralded the transformation of a formerly nondescript stretch of West 57th Street into the home of some of the most expensive real estate in the world. Residence #65A closed for $26 million. David Barreto of Cast Iron Real Estate represented the seller, who paid $22.5 million for it in April 2017. They are listed in public records as an LLC, as is the buyer of the high-floor four-bedroom. The apartment is being sold furnished and features a living room overlooking Central Park, a windowed kitchen by Smallbone of Devizes, and a corner primary suite with two walk-in closets and a luxurious bath.

Two of the top five sales of the week were for penthouses in prestigious prewar Park Avenue cooperatives. Chief among them was Penthouse A at the J.E.R. Carpenter-designed 812 Park Avenue, which closed for $19.35 million in the week's top co-op sale and second-highest overall. The duplex penthouse features the grand proportions characteristic of Carpenter's prewar apartments, while having been renovated to feature custom millwork throughout, state-of-the-art appliances and finishes in the kitchen, and custom closets in the primary suite with private terrace access. Ryan Serhant of Serhant represented the seller, who paid $15.9 million for it in April 2011.

These closings come in the wake of strong contract activity at the forthcoming 1122 Madison Avenue, including a penthouse asking $89.5 million and limited supply of new development condos. In this market, some Upper East Side co-op sellers are emboldened to ask more for their apartments.
It must be noted that new development in the stretch of the Upper East Side between Park and Fifth Avenues is extremely rare given how much of it is located in the Upper East Side Historic District. Several new projects are in the works, but also several years out. These include the Extell-developed 655 Madison Avenue, the Naftali Group-developed 800 Fifth Avenue, the Spitzer Enterprises-developed 985 Fifth Avenue, and the Myles Madison-developed, David Chipperfield-designed 831 Madison Avenue. The new development most likely to launch sales next is the conversion and expansion of 809 Madison Avenue, helmed by Macklowe Properties and designed by Robert A.M. Stern Architects.

Another notable Upper East Side sale took place at prestigious cooperative 936 Fifth Avenue, where the penthouse closed for $13.815 million. Lisa Simonsen of Brown Harris Stevens represented seller Baroness Veronique Bich, the widow of Bruno Bich, himself a scion of the family who founded the Bic ballpoint pen, lighter, and razor manufacturer. The couple lived in the duplex three-bedroom penthouse for more than 20 years, during which time they completed a multi-year gut renovation on the interiors and reinforced over 2,400 square feet of private terrace space to accommodate heavy planters.

The penthouse entered contract with an asking price just under $15 million in June 2025, and Mansion Global attributes a highly discerning co-op board to the length of time between the contract and the closing. The approved buyer has been identified as "plastic surgeon to the stars" and Luxurgery plastic surgery practice founder Dr. Sachin Shridharani. The transaction represents a sort of changing of the guard for the Upper East Side, in that old-money nobility sold the home to a new-money arbiter of aesthetics.

Dr. Shridharani said that close proximity to his Upper East Side practice was an important factor in his home search. He also likened his renovation plans for the penthouse to a face lift without a deep plane, expressing admiration for the marble staircase connecting both levels and the detailing work on the interiors. He also said of the terrace, "The fact that you're looking out on the park, but you have your own mini Central Park as part of your own home, is just something I didn't see in any property on Fifth Avenue."

350 East 18th Street, Gramercy condominium The Florian
On the new development front, the first closings were recorded at The Florian, a Gramercy condominium developed by T&E Development and Minrav Group, and featuring a striking design by ARC Architecture + Design Studio. The one- and two-bedrooms all came in at or above ask, and all of their interiors feature abundant natural light through oversized windows, high ceilings, white oak floors, custom-designed kitchens with best-in-class appliances, and spa-inspired baths. The unidentified buyers will arrive to a 24-hour attended lobby, and amenities at The Florian include a fitness center, a spa with sauna and cold plunge, a residents' lounge with courtyard access, and a rooftop terrace with outdoor kitchen and views of the Empire State Building.
The Florian is now open for immediate occupancy with over 40% of units in contract since sales launched in September 2025. In a recent interview with Commercial Observer, T&E Development co-founder Einav Gelberg attributed the building's success to well-crafted homes, attractive amenities, and the convenience and character of the Gramercy neighborhood. Current availabilities start at $1.275 million for one-beds, $2.25 million for two-beds, and $3.995 million for three-beds.

Also of note, the week's top sponsor sale took place at 50 West 66th Street, where Residence #50N closed for nearly $17.847 million in the third-highest overall. Three of the ten priciest sales were at The Henry, 155W68, 520 Fifth Avenue, and The Greenwich by Rafael Vinoly.
