On the week ending July 4, 2026, 235 apartment sales were recorded in Manhattan. This included 28 luxury transactions priced above $3.9 million and five sales above $10 million.
As we have previously observed, the West Side waterfront has become the twenty-first century's Gold Coast of high-end real estate. The week's top two Downtown sales took place in the West Village, a neighborhood that saw approximately $50 million in sales across only ten closings and was home to the resale apartment with the largest profit of the week. Unlike other Gold Coasts on Lower Fifth Avenue and the Upper East Side, though, this one is actually located on the water, allowing for beautiful views.

Justin and Hailey Bieber buy at 160 Leroy Street

Years after musician Justin Bieber and his wife, model/Rhode founder Hailey Bieber, looked at apartments for rent at 160 Leroy Street, The Wall Street Journal identified them as the buyers of Residence #10BN, a four-bedroom apartment in the Ian Schraeger-developed, Herzog & de Meuron-designed condominium in the West Village. It was the week's fourth-highest sale at $12 million.

160 Leroy Street is distinguished by its glassy facade and curved window walls, both of which allow for incredible natural light as well as spectacular sunset and Hudson River views in the Biebers' new home. Residential amenities include a fitness center, a 70-foot lap pool and spa, a children's clubhouse, and, perhaps most importantly for this high-profile couple, a port cochere and parking garage that allow for discreet comings and goings.
Broker Peter Zaitzeff of Serhant describes 160 Leroy Street to Curbed as "a cool building where cool people live." Past and present residents include TV host Ryan Seacrest, Fanatics CEO/Hamptons White Party host Michael Rubin, and Mr. Schraeger. The Biebers bought their apartment from Steven Brauser, Chairman and CEO of real estate developer The Parkland Group; public records show that he bought it from the sponsor for $10.5 million in July 2018. Adam Heller of The Heller Organization represented him in this transaction.

As an aside, Mr. Brauser was not the only one to make a profit on the sale of a West Village condominium last week. The top Downtown sale was for Residence #4C at The Shephard, which closed for $16 million in the week's second-highest overall. Both parties conducted the transaction through LLCs, but public records show that the seller paid $12.6 million for the four-bedroom condo in July 2022. They were represented by Clayton Orrigo of Compass.

Rare sponsor units on Upper East Side and Upper West Side among top sales

The week's highest-priced sale was for Penthouse #2 at 200 East 75th Street, which closed for $17.5 million, the same price it asked when it entered contract in March 2026. The floor-through penthouse has five bedrooms, five and a half baths, and two private terraces. The buyers' neighbors in the building include New York Mets shortstop Francisco Lindor, who signed a contract to buy his penthouse when the building was still under construction.
Penthouse #2 represents one of the final availabilities in this 36-unit boutique condominium. As of this writing, the one public availability is Penthouse #1, a five-bedroom penthouse asking $17.85 million, down slightly from the original $18.5 million ask.

On the Upper West Side, Residence #10W at The Henry, a Robert A.M. Stern Architects (RAMSA)-designed condominium, closed for $12.4 million in the week's third-highest sale. The five-bedroom apartment is located in a boutique-scale building of only 45 units, albeit one with an amenity package to rival some larger buildings, including but not limited to a fitness center, an indoor pickleball court, a basketball court, a two-lane bowling alley, a courtyard, and rooftop terrace with outdoor kitchen and bocce court.
The Henry is nearly sold out, and remaining public availabilities include a pair of penthouses starting at $26.88 million. New residential construction on this part of the Upper West Side is not taking shape at the pace of other parts of New York City; however, sales are expected to launch soon at new developments including 200 West 88th Street, another RAMSA design, and boutique condominium Etage.

Elsewhere on the Upper West Side, two sponsor sales were recorded at The Chatsworth, a recently converted co-op "with condo rules" (e.g. no board approval required) overlooking Riverside Park. Both units feature grandly proportioned rooms, gracious foyers, kitchens with top-of-the-line appliances, primary suites with spa-inspired baths, and generous storage space throughout.

Also of note, the penthouse at Metal Shutter Houses, Pritzker Prize laureate Shigeru Ban's boutique condominium near the High Line, sold for $8.55 million, coming in just shy of the top five sales of the week. While below the nearly $10 million ask when it entered contract in April 2026, public records show that the LLC-listed seller nevertheless makes a small profit, having bought the penthouse for $7.7 million in July 2021. More recently, Daniela Sassoun of Sotheby's International Realty represented them in this transaction where the buyer, too, used an LLC.
Metal Shutters House penthouse
The building is named in honor of its most distinctive feature, perforated metal shutters that open and close across the entire breadth of the full-floor apartments. The opening and closing of the shutters changes the look of the building, and large motorized window walls in all apartments allow the glass walls to completely retract, making for a seamless indoor/outdoor living environment. That is certainly the case for the penthouse with four bedrooms, four full baths, and a total of nearly 2,000 square feet of private outdoor space across two balconies, two terraces, and a rooftop terrace. Interiors feature a massive living/dining room, soaring ceilings, a custom kitchen by Mr. Ban, and an upper-level primary suite.
As the building only has nine units, opportunities to buy in Metal Shutter Houses are few and far between. But as of July 2026, Residence #1A, a three-bedroom duplex with a private garden, is on the market for $3.7 million; there is also an option to rent it for $17,500/month.

These included a studio apartment at postwar West Village cooperative The Rembrandt, which changed hands for the first time in over 21 years and sold at a 112% profit. The building is in a prime West Village location near the Whitney Museum, the entrance to the High Line, Gansevoort Plaza -- all of which did not exist yet when the seller purchased the apartment in 2005 -- Hudson River Park, popular dining in the West Village and the Meatpacking District, and the 14th Street A/C/E and L trains.
