On the week ending May 30, 2026, 179 residential apartment sales were recorded in Manhattan. This is a dramatically lower week over week figure, though they were recorded on an abbreviated business week due to the Memorial Day holiday on Monday, May 25. Listings on the Upper East Side and Upper West Side triumphed again, with the week's top Midtown and Downtown sales coming in as the sixth- and eleventh-highest overall, respectively.

Celebrity real estate sales

At the Rosario Candela-designed 778 Park Avenue, the full-floor, five-bedroom Residence #12 closed for $21.25 million. While this was good enough for the week's highest-priced sale, it ultimately came in below the $22.5 million ask when it entered contract in March 2026. Moreover, the seller, Estee Lauder chairman William Lauder (Estee's grandson) took a loss on it, having bought it from former Revlon owner Ronald Perelman for $24.95 million in May 2023. Mr. Lauder initially listed it for $26.95 million in December 2024 as part of a larger downsizing, but public records show that he still owns another apartment in the building.

Further up Park Avenue, public records list a trust in the name of Gotham Award-winning writer/producer Aline Brosh McKenna and her husband, William McKenna, as the buyers of a two-bedroom apartment that closed for $1.95 million. The closing comes shortly after The Devil Wears Prada 2 took the box office by storm; Ms. McKenna's screenwriting credits include both Devil Wears Prada movies, and she also produced hit TV show Crazy Ex-Girlfriend.

Additionally, public records note that Julian Lurie, son of Philadelphia Eagles owner Jeffrey Lurie, sold his penthouse at 165 Hudson Street for $2.72 million a few years after buying the one-bedroom with private roof deck for $3 million in 2021. When Crain's New York Business announced the sale, it noted that the younger Mr. Lurie had accepted an office job with the Eagles in 2022 and that his father wants to keep the team in the family; however, it cannot be confirmed whether he relocated to Philadelphia.

Big deals on the Upper West Side

From May 25-31, 2026, New York City's top contract was for 48-50 West 69th Street, a 41.5-foot-wide, nearly 20,000-square-foot mega-mansion on the Upper West Side. Houses like these are few and far between (likely to the relief of the neighbors), but the last week of May 2026 was marked by several sales of spacious units in new construction Upper West Side condos. Two townhouse units at The Henry, the Naftali Group-developed, RAMSA-designed condominium that has had Manhattan's top sale for two weeks in a row, tied for the week's top condo sale and second-highest overall at $17 million.
With their private entrances, multi-story layouts with entertaining and sleeping space on separate floors, and private outdoor space, both units offer the atmosphere of single-family houses. However, the buyers will enjoy access to all of The Henry's amenities and services, including 24-hour doorman and concierge service, a state-of-the-art fitness center, basketball and pickleball courts, a two-lane bowling alley, a lounge with fireplace and courtyard access, and a roof terrace with outdoor kitchen and bocce court.
The Westly Upper West Side condo
Also on the Upper West Side, developers Adam America Real Estate and Northlink Capital announced the sale of a five-bedroom combination residence at ODA-designed condominium The Westly. Residences #15B and #15C were last listed for $2.95 million and $7.5 million, respectively, and were combined into a full-floor 3,840-square-foot apartment with 9'6" ceilings, a richly appointed kitchen with custom Italian cabinetry and Gaggenau appliances, private bedroom wings, baths finished with imported stone and Waterworks fixtures, and 459 square feet of private outdoor space. The buyer was identified only as an Upper West Side resident.

Adam America Real Estate and ODA also collaborated on 2505 Broadway, where two sales were recorded last week. These included the four-bedroom penthouse, which ultimately closed for nearly $13.3 million, slightly over ask, the week's third-highest sale, and the highest price for a new development condominium located above 91st Street in Manhattan. The penthouse encompasses the entire top floor, measuring 4,103 interior square feet and offering a total of 1,516 square feet of private outdoor space between a private terrace and a roof deck with Hudson River views. The buyer is listed as an LLC.

$70M West Village mega-mansion comes just short of record

Also of note, public records show that 105-107 Bank Street, a 40-foot-wide, 13,000-square-foot mansion created from two West Village buildings, closed for $70 million. This comes in just shy of the Downtown townhouse sales record set by 140 West 11th Street in January 2024, but was nevertheless among the highest-priced townhouse sales ever recorded in Downtown Manhattan.
Both parties conducted the transaction with LLCs, but the seller's, Imagine WV LLC, is an apparent nod to a former resident of 105 Bank Street: Before they moved to The Dakota, John Lennon and Yoko Ono rented the top floor, and a staircase from their former home is now used to access a rear garden. Avant-garde choreographer Merce Cunningham and his partner, composer John Cage lived next door at 107 Bank Street.

Last week, approximately 60% of resale apartments in Manhattan sold at a profit. Three of the five biggest gainers took place in former industrial or commercial buildings in Soho and Tribeca that retained original architectural details and open floor plans amidst the residential conversions.
