From March 2-8, 2026, 221 residential contracts were signed in Manhattan. This represents a 14% week-over-week dip; however, several uber-luxury deals were instrumental in keeping the aggregate dollar amount from dropping too far during this time. 47 luxury contracts asking over $3.9 million were signed on the first week of March 2026, the year's highest weekly total to date, with seven of the top ten asking over $20 million.

Five of the ten highest-priced contracts of the week were sponsor sales in new development condos. The highest-priced of all was Residence #53N at 50 West 66th Street, which was asking $35 million. Located in the tower portion of the Upper West Side's tallest building, it has four bedrooms, five and a half baths, and two private loggias -- one off the living room overlooking Central Park and the Manhattan skyline; one off the primary suite with Hudson River views.

Residence #2803/05 at Waldorf Astoria Residences New York was not far from the top with an asking price of $29.75 million. Olshan Realty notes that the sponsor combined two units to create this five-bedroom, seven-bath unit, and the buyer is identified only as a domestic buyer. If it closes for this price, it will be the top sale by far since the upper floors of the iconic hotel were converted to condo residences, coming to nearly three times that of Residence #3006, a three-bedroom that sold for over $10.2 million in December 2025.

Residence #2803/05 has a 1,339-square-foot private terrace overlooking Park Avenue, but the buyer will have access to the Starlight Terrace on the uppermost levels. It is part of a 50,000-square-foot residents-only amenity package that includes a 25-meter Starlight Pool with skylight, a fitness center, men's and women's wellness lounges with saunas and steam rooms, the Monte Carlo game room, the Empire Club business lounge, the Presidential Library and Bar, the Winter Garden lounge with bar, and a screening room with stage. They will also have access to hotel amenities and services that include the 22,000-square-foot Guerlain Wellness Spa, preferred access to and in-room dining from Lex Yard and Yoshoku, and signing privileges.
The contract was signed almost exactly 95 years after the Waldorf Astoria opened in its iconic Park Avenue location. The hotel got its start on Fifth Avenue between 33rd and 34th Streets, but was demolished to make way for the Empire State Building. It reopened on Park Avenue in October 1931, and was declared a New York City Landmark in January 1993. Most recently, the hotel reopened after an extensive renovation that involved restoring the exteriors to their original glory, expanding the size of the hotel rooms, and creating the condo component on the uppermost floors. The fully furnished condos were among New York City's top-selling buildings of 2025, and availabilities range from a studio for $1.8 million to a four-bedroom for $16.875 million.

Soho condominium Spring + Thompson was home to the top week's top Downtown contract. The penthouse was asking $25 million in the week's fourth-highest contract overall. The duplex penthouse has seven bedrooms, six and a half baths, a massive wraparound terrace on the main living level, and a private terrace off one of the upstairs secondary bedrooms. With this contract, the Selldorf Architects-designed boutique condominium is almost sold out; the one remaining availability is the four-bedroom Residence #5, which is asking $12.5 million.
Also of note, multiple contracts were signed at several new development condos all over New York City. Seven were signed at 155W68 on the Upper West Side, five at The West Residence Club in Hell's Kitchen, and four at NuSun Vernon on the Astoria waterfront. Moreover, two contracts asking over $10 million were signed at 1122 Madison Avenue, bringing the forthcoming building to over 80% sold.

The week's top townhouse contract was for 160 East 81st Street, a double-wide mansion with a massive south-facing garden asking $26 million in the week's third-highest price overall. The contract was signed about three months after the seller, journalist/author Suzy Welch, listed it in December 2025.
Public records show that Ms. Welch bought the townhouse for $22.75 million in October 2021 following the death of her husband, former General Electric CEO Jack Welch. The most recent buyer has not been identified, but another public figure would not be surprising. It was also home to Academy Award-winning director Mike Nichols.

The top co-op contract of the week was for Residence #12 at the Rosario Candela-designed 778 Park Avenue, which was asking $22.5 million. While this was good enough the week's sixth-highest deal overall, it is $4.45 million less than the seller, Estee Lauder chairman William Lauder, initially sought for it. He listed the full-floor apartment in January 2025 as part of a larger sell-off amidst plans to lead "a simpler life" and it experienced a series of price cuts from there. If it closes for the ask, public records show that Mr. Lauder will take a loss, having bought it from former Revlon owner Ronald Perelman for $24.95 million in May 2023.
