From February 23 - March 1, 2026, 256 residential contracts were signed in Manhattan, bringing it to a total of 796 contracts signed in February. This was the slowest February for contracts since the pandemic, likely due to the inclement weather, but the past week marks a 37% increase in the number of contracts signed week over week. This was also Manhattan's best week for luxury contracts in 2026 to date, with 46 apartments and townhouses asking over $3.9 million. These included a number of uber-luxury deals that were instrumental in driving the aggregate dollar amount to nearly $750 million.

The top two contracts of the week were for Upper East Side mansions designed by Gilded Age architect John H. Duncan, whose portfolio includes the Soldiers' and Sailors' Arch in Park Slope's Grand Army Plaza and Grant's Tomb in Morningside Heights. Leading the charge was 8 East 62nd Street, which entered contract with a $57.5 million ask a few days after it was listed for the ask. It was briefly on the market for $70 million in April 2025, but listing broker Adam Modlin told the New York Post that his client was merely "testing the market" at that time.
The client has been identified as British real estate developer Christian Candy and his wife, Emily Crompton-Candy. They bought the house from investor Keith Rubenstein for $48 million in September 2022 and embarked on a renovation that included major infrastructure overhauls, high-end appliances, radiant heated floors in a primary bath, snow-melt heated sidewalks, a basement home gym with new sauna, steam room, and massage room, and luxurious finishes like custom Hermès-upholstered leather walls in a billiards room. They have since relocated to a triplex penthouse at Billionaires' Row supertall 111 West 57th Street, and the townhouse sale recently hit city records, closing for $55 million.

15 East 63rd Street, a Beaux-Arts mansion, was asking $39.5 million in the week's second-highest contract. Original architectural details like double bronze doors, intricately coffered ceilings, and exquisite moldings may be seen throughout. It was also known as "the house of Cassini" because fashion designer Oleg Cassini, who was best known for dressing Jacqueline Kennedy Onassis during her time as First Lady of the United States, had a design studio in the atrium of the building. However, he did not own it; the names on the deed were those of Marianne Nestor Cassini, his wife from 1971 until his death in 2006, and her sister Peggy Nestor.
The sisters borrowed heavily against the house over the years, and the sale of the house was eventually included in Ms. Nestor's bankruptcy plan. It was listed for $65 million in March 2024, and the price was steadily reduced from there. A bankruptcy judge reportedly approved a $34.5 million bid for the house last week, but this sale has not yet been recorded by the city.

The two highest-priced sponsor deals took place at The Flatiron Building, which has been converted to 38 luxury condominiums with interiors by Studio Sofield. Residence #18NORTH, a half-floor four-bedroom, had the week's top condo contract and third-highest overall with a $24.8 million ask. Several stories down, the four-bedroom Residence #4NORTH was asking $19.85 million in the week's fourth-highest contract.
Both apartments are reached via direct elevator access and private entry vestibule with hand-clipped marble mosaic flooring. The heart of each home is a living room in the prow of the building with high ceilings, oversized windows, and views of Madison Square Park. The kitchens come outfitted with custom Poliform millwork and state-of-the-art Gaggenau appliances. The primary suites are located at the opposite end of the apartments for optimal privacy, and feature windowed dressing rooms and primary baths with separate vanities, free-standing soaking tubs, and large showers. Remaining public availabilities range from a three-bedroom for $10.95 million to a four-bedroom for $18.9 million.
In addition to the Flatiron Building, other new development condos throughout the city logged several contracts. Sixteen contracts were signed at 220 East 9th Street, putting this new development boutique condominium near sellout despite never publicly listing the apartments. Multiple contracts were also signed at 720 West End Avenue on the Upper West Side, Claremont Hall in Morningside Heights, and The Sixth in Williamsburg.

Also of note, Residence #5-6 at 969 Fifth Avenue entered contract with a $13.5 million ask, the week's second-highest co-op deal and eighth-highest contract overall. Lee Radziwill, sister to Jacqueline Kennedy Onassis and a style icon in her own right, left London and purchased the duplex apartment in the late 1960s to be closer to her sister. Ms. Radziwill was an interior decorator to a roster of celebrated clients, and transformed what was then a dilapidated apartment into a beautifully proportioned home designed to reflect the sun, sky, and views of Central Park. However, she did not stay for long, but moved to 160 East 72nd Street in 1979.
When Residence #5-6 was listed for $16.9 million in August 2025, Town & Country identified the seller as philanthropist Suzanne von Liebig, noting that she purchased it for $7.6 million in the early 2000s. It has undergone a series of price reductions since then.
