The Flatiron Building, originally known as the Fuller Building, is the iconic triangular skyscraper at 175 Fifth Avenue and 23rd Street designed by renowned architect Daniel Burnham. This New York City Landmark Beaux Arts tower operated as commercial office space for over a century before being sold at auction in spring 2023. The building's unique wedge shape, created by the intersection of Fifth Avenue, Broadway, and 22nd Street, has made it one of the city's most recognizable architectural landmarks.
Following the auction, The Brodsky Organization and The Sorgente Group announced plans to convert the 24-story building into luxury residential condominiums. The transformation involves a comprehensive multi year renovation led by SLCE Architects, including the replacement of more than 1,000 windows to meet residential noise standards, restoration of thousands of terra cotta fixtures, and repair of the six foot tall cornice. Studio Sofield, helmed by AD100 designer William Sofield, is designing all private residences and amenity spaces to integrate with the building's iconic exterior architecture.
The conversion will create 38 residential units with a total sellout price of $380,860,000. Apartments range from three bedroom units starting at approximately $10,950,000 to a five bedroom residence on the 21st floor priced at $50,000,000. The most expensive listed unit spans about 7,400 square feet and features an enormous great room measuring nearly 77 feet long. The building's crown jewel penthouse offers four bedrooms, four and a half baths, nearly 4,600 square feet of interior space, and a wraparound terrace measuring over 3,200 square feet.
For the first time in its history, the Flatiron Building will be illuminated at night when it reopens as residences, with LED lighting most pronounced on the top five floors beneath the cornice. Amenities will occupy the lower levels and include a swimming pool, hot spa and cold plunge, fitness center, bike storage, lounge and game room with kitchenette and bar, plus 38 storage units. The building's prime location offers direct access to Madison Square Park, Fifth Avenue retail, and the dining scenes of NoMad and Gramercy.
Amidst its conversion to a residential building, New York City's iconic Flatiron Building had its Beaux-Arts facade painstakingly restored, and a new exterior lighting scheme was recently approved by the Landmarks Preservation Commission. New LED lighting will illuminate the top five floors, as well as decorative features on lower levels.
