Located just west of the historic district, The Myles at 142 West 21st Street is a 13-story condo development to hold 22 expansive two- to five-bedroom residences. Developed by the family-run Grid Groupwhose nearby 124 West 16th Street sold nearly all its 14 condo units prior to completion in 2021, the project reflects the firm’s involved approach for boutique development, using their decades of design and development experience.

The Myles is designed by the acclaimed firm of BKSK Architects, known for recent top-selling super-luxury properties such as 140 Jane and 601 Washington. The Myles replaces a two-story garage, and its massing continues the neighborhood’s strong street wall with a façade of glazed terracotta, brick, bronze accents, and natural stone.
The building is composed almost entirely of four- and five-bedroom homes. Prices begin at $2.995 million, which will get you a two-bedroom with a dedicated home office. Four-bedrooms (plus home office) will start at $5.975 million, and span floors three through nine as half-floor residences with private outdoor space. Residences are designed to evoke the scale and detail of a custom home. Amenities will include a 24-hour attended lobby, a skylit fitness center, yoga room and wellness suite with infrared sauna and Pilates reformer, a landscaped rooftop terrace with lounge and dining areas and a BBQ grill, and private storage for every residence. On-site parking in the building’s private 16-car garage will be available for purchase. Construction topped out last winter, and occupancy is expected in early to mid-2026. New developments are rare in the area with most recent condo buildings such as The FlynnChelsea House21W20, and Flatiron HouseLouie and The Flatiron Building are the notable new development in the area, with prices in the latter 22-story Beaux-Arts tower starting at $10,950,000 for a three-bedroom.
