From March 30 - April 5, 2026, 244 residential real estate contracts were signed in Manhattan, with 35 units asking over $3.9 million. This time frame included the first night of Passover on April 1 and Easter on April 5, which could possibly account for the small week-over-week dip in the number of contracts signed, not to mention from the same week last year. However, several uber-luxury deals in Downtown neighborhoods, including a possible record-breaking townhouse, were instrumental in driving the aggregate dollar amount up to nearly $700 million.
The past week's contract activity brought the total number of Manhattan residential contracts signed in March 2026 to 997. This marks a small year-over-year increase over March 2025 and the highest March total since 2023.

Nine of the week's ten highest-priced contracts were signed in Downtown neighborhoods, with 105-107 Bank Street leading by a wide margin with a $75 million ask. If it closes for this price, it would break a Downtown townhouse sales record set in January 2024, when 140 West 11th Street sold for $72.5 million.
Like 140 West 11th Street, 105-107 Bank Street was originally two walk-up buildings. Daytonian in Manhattan notes that The Lovin' Spoonful drummer/vocalist Joe Butler owned 105 Bank Street in the early 1970s, and rented the top floor to John Lennon and Yoko Ono in what would be their first New York City home; they moved to The Dakota in 1973 after their apartment was robbed. Avant-garde choreographer Merce Cunningham and his longtime partner, composer John Cage, lived directly next door at 107 Bank Street.

Decades later, developer RoundSquare Builders acquired the two buildings for a combined $18 million and enlisted Robert A.M. Stern Architects (RAMSA) to design a single 40-foot-wide, 13,000-square-foot mansion. The existing facade of 105 Bank Street was changed to brick to match 107 Bank Street, and a copper-clad penthouse was added to the top floors in a Landmarks-approved alteration and combination. A spiral staircase that was once in Lennon and Ono's apartment now leads to a rear garden, and interiors boast a living room with carved stone fireplace, a kitchen with dual islands and adjoining breakfast area, a full-floor primary suite with two dressing rooms and a private terrace, a screening room, a 1,000-square-foot home gym with sauna, and a 1,600-bottle wine cellar. All levels are connected by both a staircase and an elevator.
Coincidentally, 105-107 Bank Street was not the only RAMSA design to rank among the week's top ten contracts. Residence #18 at Sixteen Fifth Avenue, a boutique condominium designed by RAMSA and located in the Greenwich Village Historic District, entered contract with a $17.5 million ask, the week's fourth-highest overall.
The week's top apartment contract was signed at The Flatiron Building. Floor #21, a floor-through apartment with five bedrooms, five and a half baths, and a small private terrace off the prow of the living room, was asking $58.5 million in the week's second-highest contract overall. At $7,897 per square foot, it had the highest price per square foot of the week.
The contract was signed shortly after another floor-through unit, this one custom created by the sponsor, had New York City's top contract. It also comes at a time when scaffolding is starting to come down on the landmarked Flatiron Building after a years-long restoration of the facade and conversion of the interiors to luxury condominiums.
The Flatiron Building was one of several new development condominiums that logged impressive contracts. Residence #2S at 140 Jane Street entered contract with a $14.95 million ask, the week's fifth-highest; and with this deal, public listings show that 13 of the 14 listings are now spoken for. Apartments at One High Line and 32 Walker Street also ranked among the week's top ten. Also of note, multiple contracts were signed at The Greenwich by Rafael Vinoly in the Financial District, The West Residence Club in Hell's Kitchen, Waldorf Astoria Residences New York in Midtown East, The Strathmore in Yorkville, One Domino Square in Williamsburg, and Lumina in South Slope-Greenwood Heights.
Additionally, Residence #7E at Eagle Warehouse & Storage Company, the former Brooklyn Heights headquarters of the Brooklyn Daily Eagle newspaper, entered contract with a $1.899 million ask about three weeks after it was listed. Interiors feature original details like a large skylight, exposed beams, and concrete columns, but the kitchen and bathroom have been renovated with contemporary comforts.
The sellers, Tony Award-nominated actress Phillipa Soo and Lucille Lortel Award-winning actor Steven Pasquale, put the apartment on the market shortly after completing a critically acclaimed limited run of High Spirits at City Center. Curbed announced the listing and noted that they were looking for a larger home in the neighborhood, but their next move is not yet known, nor is the identity of the buyer.
