From March 23-29, 2026, 262 residential contracts were signed in Manhattan, with 38 apartments and townhouses asking over $3.9 million. This marked a significant week-over-week increase, not to mention a small year-over-year uptick in the number of contracts signed, though the aggregate dollar amount is down 21% year-over-year. Indeed, March 2026 could be looking at a small year-over-year decline in contract activity.
Also on the fourth full week of March 2026, New York City Comptroller Thomas DiNapoli announced that Wall Street bonuses from last year hit $49.2 billion, a new record and up 9% from the previous year. The City notes that the economic fallout from the conflict with Iran is already starting to affect key Wall Street businesses, which could affect Mayor Mamdani's budget, but Manhattan's luxury real estate market does not appear to have been affected.

Two of the week's ten highest-priced contracts were signed at The Flatiron Building. The sponsor is combining two units on Floor #7 into one floor-through apartment with seven bedrooms, seven and a half baths, and 7,691 interior square feet; this had the week's top contract with a $30.5 million ask. One floor below, the half-floor Residence #6SOUTH had the week's fifth-highest contract with a $10.95 million ask.
Three of the week's ten highest-priced contracts were for apartments overlooking Central Park. These included Residence #8B at 15 Central Park West, which was asking $23 million. Not only was this the week's second-highest contract, but it is also more than double the $11.147 million the four-bedroom condominium initially sold for in 2007. However, this seller would roughly break even if it sells for the ask, having bought it for $21.5 million in December 2017. A short distance away, Residence #48B at Central Park Tower entered contract with a $13.5 million ask, tying with another Central Park-facing unit for the third-highest asking price of the week.
Penthouse #A at 2505 Broadway entered contract with an asking price of $13 million. While $2 million below the price the sponsor initially sought, this was still high enough for the week's fourth-highest contract. It also represents the last sponsor unit at this ODA Architecture-designed condominium. The four-bedroom penthouse spans over 4,100 interior square feet and a total of over 1,500 square feet of private outdoor space across two terraces and a roof deck overlooking the Hudson River.
At Tribeca boutique condominium 11 Beach, Townhouse C entered contract with a $7.5 million ask. This was high enough for the week's ninth-highest contract, but represents a $1.95 million price reduction from the $9.45 million the seller initially sought when they listed it in July 2025. Public records show that they bought it from the sponsor for $7.365 million in February 2020.
The four-bedroom, 5.5-bath unit has a private spa level with a 35-foot indoor pool, a steam room with rain shower, and dry sauna. It offers the atmosphere of a single-family house with its private entrance and layout with entertaining and sleeping areas on separate levels. However, the unidentified buyer will have access to condo amenities like 24-hour doorman service, a fitness center, a children's playroom, and a roof terrace.
The week's top contract outside of Manhattan was for Residence #20B at Olympia in DUMBO, which was asking $5.075 million in New York City's nineteenth-highest overall of the week. This sponsor unit has three bedrooms, two and a half baths, and open views of the Manhattan Bridge and the East River. Additionally, multiple contracts were signed at Ten27 in Bushwick, which brings the building to nearly two-thirds sold since sales launched in November 2025, and The Austin in Forest Hills.
Also of note, 98 Conselyea Street entered contract with a $4.6 million ask. While less than half of the week's top townhouse contract (a $9.995 million ask for 416 West 20th Street in Chelsea), this is nevertheless a high price for this section of East Williamsburg. The house is over 100 years old and remains rich in original details like exposed beams and brick walls. However, it has been updated with state-of-the-art soundproofing, smart technology, and kitchen appliances. It is currently configured as a two-family house, but a single-family conversion would not be impossible.
