Best June for Manhattan contracts; David Bowie's former Essex House condo finds a buyer

From June 22-28, 2026, 231 residential contracts were signed in Manhattan. This marked a small week-over-week increase for both the number of contracts signed and aggregate dollar volume, but small year-over-year drops. Nevertheless, while the month is not over yet, 2026 has the strongest June for contract activity since the pandemic. Also of note, just before the pied-a-terre tax goes into effect on July 1, 2026, eighteen listings asking over $5 million went into contract.

565 Broome Soho leads NYC contracts and new developments

Last week, four contracts were signed at 565 Broome Soho, Pritzker Prize laureate Renzo Piano's only residential building in New York City to date. These included Residence #S28A, a floor-through four-bedroom with floor-to-ceiling windows, an eat-in kitchen, a primary suite with triple exposures and two en suite baths, and views of the Hudson River and the Lower Manhattan skyline throughout. The asking price of nearly $19 million was about $2 million less than the sponsor initially sought, but was still good enough for the week's highest-priced contract and top sponsor deal.
The buyer of Residence #S28A has not been identified, but the building has attracted several public figures through the years, including Uber co-founder and CEO Travis Kalanick and tennis champion Novak Djokovic. Additionally, best-selling author/niece to the president Mary Trump has listed her apartment in the building; it is currently on the market for $8.5 million.

565 Broome Soho was one of several well-performing new development condos of the past week. The floor-through Residence #11 at printing house turned boutique condo 67 Irving Place, was asking $12.25 million in the week's third-highest contract. Penthouse #20 at Flatiron House, the final sponsor availability in the building, was not far behind with an asking price of nearly $10 million, the week's fifth-highest. Additionally, multiple sponsor contracts were signed at Nolen in Kips Bay, The Strathmore in Yorkville, 109 Devoe Street in Williamsburg, 222 16th Street in Park Slope, Vesta in Long Island City, and NuSun Vernon in Astoria.

In the Upper West Side-Central Park West Historic District, 53 West 71st Street entered contract with a $9.6 million ask, the week's second-highest townhouse contract and sixth-highest overall. Public records show that the seller bought the house through a corporation, paying nearly $6 million for it, and the listing notes that, following an extensive renovation, it is now Passive House certified with triple-glazed windows, an airtight building envelope, and a state-of-the-art ventilation system. Additional enhancements include a kitchen with double-height ceilings and top-of-the-line appliances, a living room with Eco Hearth fireplace, a floor-through primary suite with private balcony, a cellar-level home gym/bonus room, and a glass-enclosed roof deck.

Also of note, Residence #915 at J.W. Marriott Essex House entered contract with an asking price of $4.75 million. The three-bedroom, two-bath apartment overlooking Central Park was the first New York City home of rock musician David Bowie and his wife, supermodel Iman, before they moved to Soho in 2002. It has changed hands multiple times since then, most recently selling for $4.95 million to in September 2022. The seller is listed as an LLC and the buyer was not identified, but another public figure might not be surprising. Academy Award-winning actor Nicolas Cage bought a pied-a-terre in the building earlier this year.
