Developer CIM Group filed permits in April 2025 to convert the structure into a boutique condominium with 11 full floor residences, with occupancy expected in Summer 2027. Morris Adjmi Architects designed the interiors and oversaw the careful restoration of the light gray brick façade and original Beaux Arts ornamentation. Each residence occupies an entire floor with 47 feet of frontage along Irving Place and direct elevator access.

The residences range from 2,747 to 3,421 square feet and feature three to four bedrooms. Common elements across units include oak paneled entry foyers leading to 33-foot galleries, expansive great rooms measuring 31 by 17.5 feet with seven to nine picture windows, and 10 foot plus beamed ceilings. All apartments have bronze trimmed 5-inch European white oak herringbone floors with brass inlay, arched dry bars clad in Sequoia Brown Quartzite with Sub-Zero wine coolers, and chef's kitchens outfitted with full Gaggenau appliance suites, honed Madreperola quartzite countertops, and Dornbracht Brushed Champagne fixtures. Primary suites include generous dressing rooms and spa like baths finished in Bianco HX marble with Kohler soaking tubs, while secondary baths feature Silver Wood Classico stone. All bathrooms have radiant heated floors and TOTO toilets. Additional features include aluminum turn and tilt windows, multi zone VRF climate control, separate service entrances, and pre-wiring for home automation.

Building amenities include a 24-hour doorman, full time building manager, fitness center, screening room, and children's playroom. A south facing landscaped rooftop lounge offers an outdoor kitchen and views over Union Square Park. The lobby features Botticelli marble, Taj Mahal stone floors, a curved steel entry canopy, and bronze sconces. A package room with cold storage is also provided.

The ground floor will house Danny Meyer's Maialino, an Italian restaurant that previously operated at the nearby Gramercy Park Hotel, marking its return to the neighborhood.
