From March 9-15, 2026, 203 residential contracts were signed in Manhattan. A smaller number of contracts for units asking over $3.9 million inevitably led to a week-over-week dip in the aggregate dollar amount; and yet, almost anything would represent a comedown following the highest weekly total of luxury contracts to date. This past week was a little more down-to-earth, but still showed a large number of high-priced contracts with new development condos performing well. Additionally, while geopolitical turmoil could also be a factor in the softer figures, Manhattan real estate is traditionally considered a safe investment in troubled times.

The most expensive contracts of the week showed an appreciation among luxury buyers for classic layouts with well-proportioned, well-defined rooms, whether in prewar buildings or traditionally-inspired new developments. A case in point was the penthouse at 200 East 79th Street, which had the week's highest-priced contract with an $18 million ask. The full-floor unit features five bedrooms well separated from the living and entertaining areas, five and a half baths, an interior renovation by AD100 designer Stephen Gambrel, and a private terrace off the living room. The contract was signed at a time when Third Avenue is having a moment and seeing an influx of new luxury residential development. Lauren Muss of Douglas Elliman represented the seller, who bought the penthouse from the sponsor for $14.765 million in July 2014; the buyer has not been identified.
Last week, three luxury contracts were signed in buildings designed by Robert A.M. Stern Architects. Townhouse East at The Henry, a six-bedroom, six-bath unit offering the atmosphere of a private home and access to all of this Upper West Side condo's services and amenities, had the week's top sponsor contract and second-highest overall with a $17 million ask. At Sixteen Fifth Avenue in Greenwich Village, the full-floor Residence 9 was asking $12.75 million in the week's top Downtown deal and third-highest.
Also of note, Residence #50D at The Four Seasons Private Residences in Tribeca entered contract with a $5.5 million ask. Ian Slater of Compass represented the seller, who is poised to take a loss, having bought the three-bedroom duplex for $6.262 million in November 2016.

Additionally, two of the week's ten highest-priced contracts were signed at 67 Irving Place, the Gramercy printing factory turned boutique condominium with interiors and restoration by Morris Adjmi Architects. The four-bedroom Residence #8 had the week's fifth-highest contract with a $10.65 million ask; and, elsewhere in the building, the three-bedroom Residence #4 had the week's ninth-highest contract with a $7.2 million ask. Both units are reached via direct elevator access and feature high beamed ceilings, white oak herringbone floors, kitchens with custom lacquer cabinetry and Gaggenau appliance suites, and primary suites with corner bedrooms, walk-in closets, and Bianco HX marble baths with radiant heated floors.
The unidentified buyers will have access to amenities like a fitness center, a screening room, a children's playroom, and a roof terrace overlooking historic architecture in Gramercy and Union Square. Moreover, when Danny Meyer's Maialino trattoria makes its much-anticipated return to the neighborhood in the base of the building, residents of 67 Irving Place will enjoy perks like delivery, reservation privileges, and waived corkage fees. Current availabilities start at $7.1 million for three-bedrooms and $10.25 million for four-bedrooms.
