From May 26 - June 1, 2026, nearly 400 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
Condos accounted for approximately 53 percent of this week's price reductions, with several new developments in the mix, while co-ops made up about 42 percent. This took place at a time when CityRealty sales data shows co-op prices on the rise, reaching record highs in Q2 2026. It also comes as a listing in a prestigious cooperative with grand proportions and original details had Manhattan's top apartment sale of the week. Some of today's designers incorporate prewar-inspired details into their architecture and interiors, but buyers may be seeing more value in true prewar buildings.

Price reductions on Fifth Avenue

As May 2026 gave way to June, several price cuts took place on Fifth Avenue. The avenue is home to such New York City icons as the Flatiron Building, the Empire State Building, the Stephen A. Schwarzman Building (the flagship New York Public Library branch), St. Patrick’s Cathedral, the Metropolitan Museum of Art, and the Solomon R. Guggenheim Museum, not to mention several designer retail flagships. On Sunday, June 28, the NYC Pride March will begin on Fifth Avenue near 26th Street and travel south before dispersing at West 15th Street and Seventh Avenue.

While upper Fifth Avenue is home to several grand prewar cooperatives, it has been a time of change for Fifth Avenue south of 57th Street. The Flatiron Building has been converted to condominiums with occupancy expected to begin in fall 2026, and new developments 520 Fifth Avenue and Sixteen Fifth Avenue are open for immediate occupancy. Additionally, plans are in the works to make the avenue itself more pedestrian-friendly between 40th and 59th Streets. Two bus lanes have recently been added, and the plans call for doubling the width of the sidewalks and planting more than 200 trees.

Three-bed in former convent drops below $2M

Another notable reduction took place at 463 West 142nd Street, the condo conversion of a 1912 convent built for Our Lady of Lourdes church in Hamilton Heights. Original elements of the neo-Gothic building were preserved during the conversion, and that is evident in the three-bedroom Residence #2B. It is the only residence in the building with fully preserved cove ceilings, and oversized arched windows fill the interiors with natural light. Sellers Katharine and Joe Losavio told 6sqft, "We were drawn in by the Neo-Gothic arch, expansive space, and dramatic cathedral ceilings."

In addition to original architectural details, the apartment features a modern kitchen, a spiral staircase leading to a mezzanine that can be a bedroom or home office, and a small private balcony. The Losavios painted the main living area in dramatic jewel tones; meanwhile, they styled a bedroom with views of historic architecture with vintage furnishings and candles. They listed the apartment for $2.075 million in April 2026 and adjusted the price to just below $2 million. Public records show that they would make a small profit if it goes for this price, having bought it for $1.839 million in December 2024.
