From June 30 - July 5, 2026, a week when the Independence Day holiday was observed by many on Friday, July 3, 193 residential contracts were signed in Manhattan. This is a small week-over-week decrease in the number of contracts signed, but shows 62 more deals than the same week in 2025, when July 4 fell on a Friday. The week was marked by high-priced contracts in tall buildings like Central Park Tower, 432 Park Avenue, and Sutton Tower, not to mention signings at a highly anticipated Downtown office-to-condo conversion.

2026's sixth-highest contract signed at Central Park Tower
The week's top contract by far was for Residence #113 at Central Park Tower, which was asking $54.9 million. This is more than 13 percent less than Extell Development initially sought for the high-floor five-bedroom, five and a half-bath simplex, but was nevertheless the sixth most expensive signing of 2026. The buyer of Residence #113 has not been identified, and current availabilities at Central Park Tower range from a one-bedroom for $6.99 million to an eight-bedroom Apex Duplex asking $128 million.
The contract comes at a time when Extell is turning its attention to three major projects nearby. Earlier this summer, the City Planning Commission approved a twenty percent density bonus for 871 Seventh Avenue, its new tower on the Wellington Hotel site. In exchange for making the 50th Street subway station fully accessible with new elevators on the northbound and southbound platforms, not to mention a new stairway on the northbound platform, the new building will be allowed to rise 71 stories and 1,050 feet high. It is to contain ground-floor retail space, 156 hotel rooms, and 130 condo units.
A short distance away, work is underway on the redevelopment of the former Disney headquarters in Lincoln Center. At 1,200 feet high, the forthcoming luxury supertall at 80 West 67th Street is poised to outstrip the neighboring 50 West 66th Street as the tallest building on the Upper West Side. Other buildings in the complex are to include a converted office at 7 West 66th Street and an entirely affordable building at 30 West 67th Street.
Additionally, Extell's office project at 570 Fifth Avenue is set to span an entire blockfront between 46th and 47th Streets, and appears to have expanded in size from what has been shown initially. Extell co-CEO Andrew Jung told Korean news outlet ChosunBiz that the development site comprises 15 individual buildings acquired over the course of 18 years. Ikea will anchor the retail component with an 80,000-square-foot flagship store, and global law firm Simpson Thacher & Bartlett signed a lease for 700,000 square feet of office space in September 2025.
Contracts signed at condo conversion of the Emmet Building
Last week, three contracts were signed at the Emmet Building, a Neo-Renaissance building located at 95 Madison Avenue and constructed in 1912 as an office building with a penthouse on top for Dr. Thomas Addis Emmet, a pioneering gynecological surgeon. It has since been designated a New York City Landmark, and the building's limestone and terra cotta facade is being restored to its original glory amidst its conversion to a 65-unit condominium being referred to as its address, 95 Madison, by the marketing team.
Like all apartments in the building, the two- and three-bedroom units that entered contract feature interiors by Paris Forino with restored architectural details, beautifully detailed doors, high ceilings, herringbone oak flooring, kitchens with bespoke cabinetry and Gaggenau appliances, and primary baths with marble vanities and Waterworks fixtures. Additional features include central air conditioning, in-unit laundry, and abundant closet space in all bedrooms.
Current availabilities in the building start at $1.525 million for one-bedrooms, $2.595 million for two-bedrooms, $4.3 million for three-bedrooms, $6.45 million for four-bedrooms, and $6.4 million for five-bedrooms. Two top-floor penthouses will have private terraces, but these have not yet been publicly listed.

The unidentified buyers will enjoy access to amenities that include a fitness center with yoga studio, a spa, a golf simulator, a children's gym with climbing wall and miniature soccer field, a children's playroom, a music room, a lounge with formal dining room and catering kitchen, and a landscaped roof terrace with breathtaking views. Another perk is a central address near Madison Square Park, acclaimed dining in NoMad and Gramercy, luxury retail, and many transportation options.
Occupancy at the Emmet Building is estimated for next year. In the meantime, Residence #16B at the nearby 212 Fifth Avenue had the week's top Downtown contract and third-highest overall with an asking price of nearly $8.4 million, speaking to the desirability of the neighborhood.

Sunset Park church to go residential
Also of note, the Neo-Gothic church at 4802 6th Avenue in Sunset Park entered contract with an asking price of $4 million. Permits have been filed to convert the three-story church to a 23-unit residential building, likely a condominium, listing Garbo & Company as the developer and Baobab Architects PC as the architect.
Permits indicate that there will be no more than eight units per floor. Interior photos show high ceilings and original architectural details that would make for eye-catching residential units, and amenities are to include a bike room and private storage. The listing notes that as the site is located in the Central Sunset Park Historic District, the developer would qualify for Historic Tax Credits.
