Rebound in Manhattan sales includes Harry Belafonte's UWS co-op, a $47M Central Park Tower aerie, and trophy deals in landmarks

On the week ending July 31, 2026, 352 residential apartment closings were recorded in Manhattan. This dramatic week-over-week spike in both the number of closings and sales volume suggests that the previous week's sluggish activity was related more closely to the July 4 holiday than a broader market slowdown. Sales increased across all price segments, though five sales over $10 million did a number to boost total sales volume.

Individual landmarks dominate among top sales

In New York City, it is important to note that historic districts and individual landmarks are not synonymous. According to the Landmarks Preservation Commission, historic districts are "collections of landmark buildings that, together, create a distinct sense of place." Individual landmarks, on the other hand, are standalone buildings that, in Landmarks' words, have "architectural, cultural, or historic significance." Many are located in historic districts, though not all necessarily are.
The week's top Downtown sale took place in an individual landmark. Penthouse W at 108 Leonard Street sold for nearly $15.5 million; while high enough for the third-highest sale overall, this was nearly 20 percent less than the sponsor sought when the penthouse was listed in late October 2025. The buyer made the purchase with an LLC, taking their place among such notable past and present residents as musician Sabrina Carpenter, actress Nicole Kidman, musician Keith Urban, and Grammy Award-winning producer Clive Davis.
108 Leonard Street was constructed as the headquarters for New York Life Insurance Company in 1898, and designated a New York City Landmark in 1987. Its Italian Renaissance-style design by McKim, Mead & White features a striking clock tower at the crown. Amidst the condo conversion, the clock tower was integrated into Penthouse W, where it offers access to a nearly 2,000-square-foot wrap terrace with hand-carved eagles and gargoyles. Original details like high ceilings, oversized arched windows, and an antique spiral staircase may be found inside the penthouse.

Another of last week's top sales took place at The Beresford, an Emery Roth-designed cooperative on Central Park West distinguished by its three hexagonal towers, described by architecture critic Carter Horsley as "one of the world's greatest residential buildings," and designated an individual landmark in 1987. Residence #4G sold for over $7.9 million in the week's second-highest co-op sale and seventh-highest overall.
Public records show that the sellers netted a 108 percent profit on the four-bedroom home. However, that accounts for neither inflation nor an extensive renovation. The apartment had been listed for the first time in over 50 years when they bought it for over $3.8 million in July 2013, and they updated it with extensive soundproofing, custom closets and storage, a pullout desk in the dining room that allows this space to double as a study, radiant heated floors in the kitchen and all four baths, and top-of-the-line technology and infrastructure.
Also of note, Residence #9C at The Puck Penthouses just sold for $42 million in what appears to have been an off-market deal. This is the most expensive sale ever recorded in the building, and shatters the Nolita price record set by finance executive Joshua Kushner and model Karlie Kloss' $35 million purchase elsewhere in the building in January 2022. The closing was recorded too late to appear in this week's data, though it will almost certainly be the highest-priced sale of next week.
The partial residential conversion represents the latest chapter for the former headquarters of satirical magazine Puck, whose mascot may still be seen in the form of two gilded statues on the building's Romanesque Revival facade. Kushner Companies bought the building in 1986, three years after it was designated an individual landmark, and Jared Kushner spearheaded the conversion of the uppermost floors into six penthouse apartments in 2011. The R.E.I flagship store in the building closed earlier this summer, and The Real Deal notes that today's office tenants on lower floors include Thrive Capita (Joshua Kushner's investment firm), and OpenAI.

Harry Belafonte's Upper West Side co-op finds buyer

Last week, Residence #4B at The Apple Bank Building $2.73 million. Public records list the seller as an entity linked to the late musician/activist Harry Belafonte, and note that he bought it for $2.15 million in March 2007. The two-bedroom home is located in the residential conversion of the former Central Savings Bank on the Upper West Side, a full-block Italian Renaissance palazzo-style building designated an individual landmark in 1993. As an aside, the building's current retail tenant is a bank branch.

When Mr. Belafonte bought in The Apple Bank Building in March 2007, Observer noted that he is only one year older than the building, which was erected in 1928. Public records also list him as the owner of the neighboring Residence #4A, though this does not appear to have changed hands. Harry Belafonte, nicknamed the "Calypso King," passed away in April 2023.

Another sale linked to a musician took place at Butterfield House, a Modernist cooperative in Greenwich Village distinguished by its protruding bay windows. Residence #7J closed for nearly $5.4 million. The sellers, corporate lawyer Patricia Walsh and concert pianist Alissa Leiser, purchased the three-bedroom home for $3.7 million in April 2016 and embarked on a renovation that was featured in Elle Decor. Crain's New York Business notes that Ms. Leiser regularly hosted piano recitals in the apartment, and identified the buyer as portfolio manager Griffin Newman.

The highest-priced sale of the week was for Residence #113, a high-floor simplex at Central Park Tower that closed for nearly $47 million. This is over 25 percent less than the $63.25 million Extell Development initially sought for it in May 2020, but was still more than the week's next two highest-priced sales combined, the top sponsor sale of the week by far, and one of the highest-priced closings of 2026 to date. The buyer made the purchase with an LLC.

While Central Park Tower had the highest-priced sponsor sale of the week, The Village West was the week's top performer in terms of the number of sales recorded with 14 sales logged. Multiple closings were also recorded at The Willow in Gramercy, The Florian in Gramercy, and 355 West and 35 Hudson Yards in Midtown West.
Additionally, the first closings were recorded at The Residences at West 9th Street. 26 West 9th Street was designed by Schwartz & Gross and completed in 1923; nearly 100 years later, developer Lionheart Capital bought the building and converted it to a luxury condominium. The facade was restored to its original glory; inside, restored original details like beamed ceilings and decorative fireplaces pair beautifully with top-of-the-line kitchens, high-end baths, and VRF climate control. The first four one-bedroom apartment sales all closed at or above ask, and current availabilities start at $1.975 million.

Last week, over 72% of Manhattan resale apartments closed at a profit, with two West Village condos leading the charge. Residence #4 at 95 Charles Street appears to have sold in an off-market deal, and has changed hands for only the second time since the condo was constructed in the early 2000s. The seller bought it from the sponsor for over $2.24 million in December 2003, and it has just sold for over $7.2 million.
While the new construction condo at 95 Charles Street was designed to resemble its prewar neighbors, Morton Square was part of a wave of glassy West Village condos designed to make the most of Hudson River views in the early 2000s. Residence #10D W, a three-bedroom overlooking the Hudson River, also appears to be on its second owner. The seller purchased it from the sponsor for $2.175 million in December 2004, and has just offloaded it for $5.6 million.
