The top sale of the first full week of January 2022 was a 5-bedroom, 7.5-bath apartment at The Puck Penthouses that closed for $35,000,000. The Puck Penthouses are a collection of six penthouses at the top of the landmarked Puck Building, which is located at the crossroads of Soho, Nolita, and Noho. In September 2021, model Karlie Kloss and her husband, venture capitalist Joshua Kushner, signed a contract for what was then the last remaining unit in the building, which had an asking price of $42,500,000. The LLC linked to the sale is the same one Kushner and Kloss used for another unit they already own in the building.

CityRealty data shows that this sale is the largest ever recorded in NoLita. Puck Penthouses listings account for six of the top 10 priciest sales ever recorded in the neighborhood; this sale comes second to a penthouse at 152 Elizabeth Street that closed for $29.95 million in 2018. Additionally, when Kloss and Kushner bought their new apartment, they listed another one they owned in the building. It remains on the market for $23,500,000.

Further uptown, a three-bedroom home at 220 Central Park South closed for $32,000,000, or 42.2 percent more than its last closing price of $22,503,325. Despite opening in 2018, this Robert A.M. Stern-designed tower came in second among the best-selling buildings of 2021, having racked up a total of $530 million in sales over the course of the year. It has accumulated a total of $3.382 billion in sales overall, and a $238 million purchase in the building still holds the record of the most expensive sale in the city as well as the country.

A key factor in 220 Central Park South's popularity is its central location near Central Park, Lincoln Center, the Theater District, Midtown offices, and top shopping. The lavish amenities, too, are not to be ignored. Residents are greeted by an off-street porte cochere and arrive at a lavish attended lobby. Michelin-starred chef Jean-Georges Vongerichten will reportedly operate a residents-only restaurant, and additional offerings include a state-of-the-art fitness center, sports courts, indoor pool with spa area, library, game room, and screening room.

From January 3-9, 2022, a total of 21 Manhattan contracts priced $4 million and up were signed. This is one fewer than last week and a far cry from the dizzying totals of previous weeks, but Olshan Realty's market report called it a decent total when the rapid rise of Omicron cases is factored in. The weekly asking price sales volume came to a total of $147,040,000.

It was a good week for Tribeca condos. The top luxury contract was the 5-bedroom, 5.5-bath #5C at Sterling Mason, a Morris Adjmi-designed development, which had an asking price of $13,100,000. The buyer was not identified, but the market report notes that the seller purchased it for $9,950,000 from the sponsor in December 2015.

It was trailed closely by 56 Leonard Street, #46EAST , a 3,371-square-foot unit with 4 bedrooms, 4.5 baths, 2 private balconies, and an asking price of $13,000,000. The unidentified seller did not have it for long; they closed on it for $11,232,758 in March 2017, having bought it off floor plans.

Condos outsold co-ops 13-6, but a massive duplex at the notoriously selective River House cooperative was among the top five luxury contracts with an asking price of $12,000,000. The 7-bedroom, 7.5-bath home boasts wood-burning fireplaces and 360-degree views on both levels.
