Over $500M in Manhattan sales led by $35M Greenwich Lane townhouse; Newly finished UES condo flips at 134% profit

On the week ending July 25, 2026, 236 apartment sales were recorded in Manhattan. This is over 100 fewer sales than were recorded the previous week, but it must be noted that the recorded sales likely took place around the July 4 holiday weekend, which could account for the lower number of sales. A large number of luxury closings, four of which were asking over $10 million, kept the aggregate dollar amount high.
Three of the week's top five sales were for sponsor units in new development condos with Residence #5A, a duplex five-bedroom at Upper West Side condominium The Henry, having the week's top sponsor sale and second-highest overall at nearly $14.8 million. Also of note, two sales over $5 million were recorded at Waldorf Astoria Residences New York, a popular building among second home buyers, despite the pied-a-terre tax.

RAMSA listings triumph as firm starts first supertall

Three of the week's ten highest-priced sales were located in buildings designed by Robert A.M. Stern Architects (RAMSA). They were led by the sale at The Henry; it was followed by Residence #23A at 255 East 77th Street, which closed for over $10.36 million in the week's fourth-highest. Additionally, duplex Residence #27/28B at The Seville sold for $6.85 million in the week's eighth-highest overall. Public records list the buyers as Ejim Achi, a corporate lawyer, and his wife, Dr. Andrea Achi, the Mary and Michael Jaharis Associate Curator for Byzantine Art at the nearby Metropolitan Museum of Art.
RAMSA is well known for its luxury condominiums designed with 21st-century interpretations of traditional Upper East Side and Upper West Side cooperatives, and has recently begun construction on its first supertall at 80 West 67th Street. Approvals from the NYC Department of Buildings show that the tower will rise 86 stories and 1,199 feet high, though its classical massing is expected to soften the impact of its soaring height. Inside, it will offer 430 new housing units, a portion of which will be affordable. By virtue of the building's height, the new residences will naturally enjoy extraordinary views of the Manhattan skyline and Central Park.

80 West 67th Street is part of Extell Development's near-full block plan for the former site of ABC and Disney's headquarters adjacent to Lincoln Center. In addition to this supertall, the plan includes 7 West 66th Street, the residential conversion of a former office building; 37 West 66th Street, a 25-story, 58-unit condominium to rise on the former site of a 14-story broadcasting building; and 30 West 67th Street, another RAMSA design set to offer 90 affordable studio apartments, plus a one-bedroom for a live-in superintendent.

$35M Greenwich Lane townhouse leads Manhattan sales

The top sale of the week took place in a similar multi-building master plan to the one under construction on the Upper West Side. The Greenwich Lane complex on the site of the historic St. Vincent's Hospital in Greenwich Village includes converted hospital buildings, newly constructed condo towers, and a collection of townhouse condo units. 141 West 11th Street, one of those townhouse units, closed for $35 million in what appears to be an off-market transaction. Both parties are listed as LLCs, but public records show that the seller bought it from the sponsor for just under $20 million in September 2019.
With its private entrance, multi-story layout, and private garden and terraces, 141 West 11th Street has the atmosphere of a single-family townhouse. However, the building's basement offers direct passage to The Greenwich Lane's collection of condo amenities. These include a state-of-the-art fitness center, a 25-meter lap pool, a screening room, a children's playroom, and a beautifully landscaped courtyard.

"E.T." producer sells Central Park West pied-a-terre

Residence #10E at The Mayfair, the condo conversion of the Mayfair House hotel located at 610 Park Avenue and designed by J.E.R. Carpenter, sold for $7.9 million in the fifth-highest sale of the week. However, public records show that the seller, a trust linked to acclaimed interior designer Renvy Graves Pittman, took a deep loss on the four-bedroom apartment, having bought it for $10.165 million in December 2013. This accounts for neither inflation nor a multi-million-dollar renovation that included new electrical wiring and soundproofing, upgraded architectural details, and custom storage solutions.
Public records list the buyers as Joseph Getty, a hedge fund manager and great-grandson of oil tycoon J. Paul Getty, and his wife Sabine Getty, a jewelry designer and executive producer of Academy Award-nominated film The Voice of Hind Rajab. They are set to enjoy white-glove services (including valet and housekeeping), a fitness center, and room service from Daniel, the Michelin-starred restaurant in the building.

Additionally, public records list a trust tied to Jennifer Salke, former head of Amazon MGM Studios, as the seller of Residence #11C at 360 Central Park West, which closed for $3.5 million. She takes a small loss on it, having purchased it from the sponsor for over $3.65 million in April 2019. During her seven-year tenure at what was then Amazon Studios (prior to its acquisition of MGM), she spearheaded such hit TV shows as Mozart in the Jungle, The Marvelous Mrs. Maisel, The Boys, Fleabag, and The Summer I Turned Pretty. Alexa Lambert of Compass represented Ms. Salke.
Also of note, a trust linked to cinematographer Carol Littleton, who was nominated for an Oscar for E.T. and won an Emmy Award for Tuesdays with Morrie, and her late husband, cinematographer/former Academy of Motion Picture Arts and Sciences president John Bailey, is listed as the seller of Residence #14/15E at 2 West 67th Street, which was originally constructed in 1919 and is located across the street from the West 67th Street Artists' Colony Historic District. The listing notes that the one-bedroom duplex, which closed for $850K, was on the market for the first time in 42 years. It is not known how much the couple paid for it, but their primary residence was in Los Angeles and they likely used it as a pied-a-terre. Scott Fava of Compass represented Ms. Littleton.

Last week, 76% of Manhattan resale apartments sold at a profit. Many of the week's largest appreciators were for apartments that last changed hands before 2010, but a notable exception took place at 126 East 86th Street, a new construction condominium located a short distance from the Q train on the Upper East Side. An LLC-identified entity purchased Residence #15A from the sponsor for over $1.23 million in June 2025. Just over a year later, they sold the two-bedroom apartment for $2.9 million, netting a 134 percent profit.
126 East 86th Street is part of RYBAK Development's extensive portfolio. They recently launched sales at 660 Lexington Avenue, a condominium at the eastern end of Billionaires' Row, and presales have recently begun at 218 Madison Avenue in Murray Hill and 500 East 81st Street on the Upper East Side.
