911 Park Avenue, known as The Alvarado, is a 14-story prewar co-op built in 1927 and designed by Schwartz & Gross, one of Park Avenue's most prolific architectural firms. Constructed by Tishman and converted to cooperative ownership in 1952, the red and brown brick building contains 44 apartments at the northeast corner of 80th Street. The building features a two-story limestone base with a canopied entrance flanked by fluted pilasters, three stringcourses, and quoins.
Apartments at 911 Park Avenue are notably spacious, with many units exceeding 4,000 square feet. Common features include wood burning fireplaces, 10-foot ceilings (11 feet in the penthouse), herringbone floors, crown moldings, and coffered ceilings. Most apartments follow a classic prewar layout with long entrance galleries, oversized living rooms facing Park Avenue, formal dining rooms, and butler's pantries. The larger units typically include three to four bedrooms with ensuite windowed bathrooms and walk in closets, plus staff rooms and separate laundry areas. Kitchens in renovated units feature Sub-Zero refrigerators, Miele dishwashers, and custom cabinetry.
The building's penthouse level offers particularly distinctive spaces. Penthouse E encompasses nearly 1,800 square feet with 11-foot ceilings and is surrounded by an exceptional 2,500 square foot wraparound terrace. The penthouse features a corner living room with three exposures, French doors opening to the terrace, and a wood burning fireplace. There is also an opportunity to combine residences 14C and Penthouse E to create a duplex spanning approximately 5,000 square feet of interior space with the expansive terrace.
The building provides full service white glove amenities including a 24-hour doorman, resident manager, porters, and handymen. A renovated fitness center was added to the original amenities, along with a bike room, laundry facilities, and private storage. The building has no garage. The lobby has been beautifully restored, maintaining its prewar character.
911 Park Avenue is located in a highly desirable Upper East Side neighborhood, anchoring an impressive block that contains several major mansions. The Metropolitan Museum of Art, Guggenheim, and Frick Collection are nearby, as are Madison Avenue's boutiques and galleries. Central Park is two blocks west, and PS 6, one of the city's top public schools, serves the area. The building is pet friendly and pied-à-terre purchases are permitted, with 50% financing allowed and a 2% flip tax paid by the purchaser.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
