From July 21-27, 2026, fewer than 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This was relatively consistent week over week, and comes in the middle of a typically quiet summer season when many listings have been temporarily taken off the market.

Andy Warhol's former East Village townhouse reduced
Last week's price cuts included 321 East 6th Street, a 20-foot-wide Anglo-Italianate townhouse where artist Andy Warhol and filmmaker Paul Morrissey, who collaborated on several cinema verite projects, lived in the 1960s, at which time Mr. Warhol's Factory was coming to prominence. Original features like wood-burning fireplaces, parquet floors, crown moldings, and 13' ceilings were on display during their time here. The house has triple exposures, and its address next door to a low-rise landmarked synagogue all but assures incredible natural light.
Public records show that an entity dubbed 321 Townhouse LLC purchased the house for $4.6 million in June 2019. Since then, Landmarks approved an application to construct a rooftop penthouse addition in February 2021, though the seller does not appear to have done anything with it. The listing notes that it is being sold with a set of Landmarks- and Department of Buildings-approved plans with the rooftop addition, the creation of two triplexes, and the installation of an elevator to connect all levels. It was listed for just under $6 million in May 2025, and the price cut brings it below $5.5 million.

Notable price cuts in new developments
Of New York City's new development condos that experienced price cuts last week, Crown Heights boutique condominium 817 Classon Avenue saw the largest number, with five of the six public availabilities reduced since sales launched earlier this spring. However, the deepest cut took place at Waldorf Astoria Residences New York, the partial condo conversion of the famed luxury hotel. Residence #1914, a sprawling three-bedroom with stunning views of Park Avenue, was initially listed for $12.1 million. Last week's price reduction brings it down to $9.25 million.

The cut at Waldorf Astoria Residences New York comes at a time of significant new office development in Midtown East. Hedge fund Citadel has recently begun work on the site of its new headquarters at 350 Park Avenue. Construction is underway on 625 Madison Avenue, Related Companies' 53-story office tower on the cusp of Midtown East and the Upper East Side. Extell Development is assembling a site for a large new tower at 405-417 Park Avenue; Commercial Observer notes that it has already purchased the empty office at 405 Park Avenue and air rights from Central Synagogue, and that it has its eye on 110 East 55th Street and 111 East 54th Street. Demolition has begun at 346 Madison Avenue in preparation for a 46-story tower developed by a joint venture between SL Green and Mori Building Company. Finally, developer BXP recently secured a $1.2 billion loan to build a 46-story tower connected to Grand Central Terminal at 343 Madison Avenue.
Central Park view trend among price-reduced listings
The deepest cut of the week was for Residence #1101 at The Sherry Netherland, a split two-bedroom co-op that was listed for $4.95 million in October 2024. It has been on and off the market at gradually lower price points since then, and the latest reduction brings it down to $1.5 million, or nearly 70 percent off the original ask.
Residence #1101's steep maintenance fee of $20,220/month may be giving potential buyers pause, though it is worth noting exactly what that covers. The Sherry Netherland has a full staff that includes full-time doormen and concierge, elevator attendants, and housekeepers. It offers daily housekeeping service, evening turndown service, valet parking, and room service from Harry Cipriani, the hotel's restaurant that is almost an exact duplicate of the original Harry's Bar in Venice. Add in such perks as fresh flowers, Louis Sherry chocolates, Molton Brown toiletries, and complimentary mineral waters and sodas for guests, and the atmosphere of The Sherry Netherland is more similar to old-school hotel living than a typical New York apartment building.

As for the apartment itself, Residence #1101 was recently renovated with new windows, central air conditioning, and state-of-the-art lighting and audiovisual equipment.
