When many people picture New York City, it's not uncommon to imagine the Midtown skyline with the Empire State Building and the Chrysler Building or mainstays like high-rise office buildings, Times Square, Rockefeller Center, Broadway theaters, and Fifth Avenue department stores. But beyond these tourist hot spots, Midtown has emerged as an increasingly livable and attractive area.
When conversations about office-to-residence conversions were at their loudest, empty Midtown office buildings were seen by some as prime candidates. But owing to their large, awkward floor plates of a typical Midtown office building, rentals are likeliest to come from these converted buildings. Indeed, when development team Empire Capital Holdings and Hakimian Organization bought the debt on a former factory building at 335 West 35th Street in April 2026, it was with the intent of exploring options to convert it to rentals, as opposed to Society House, the luxury condominium that the seller, The Chen Foundation, planned.

And office remains king in many parts of Midtown, especially the Plaza District. Earlier this spring, the Soloviev Group's 9 West 57th Street broke an office rent record getting $327.50 per square foot. Nearby at 625 Madison Avenue, developers Related Companies and Andrew Matthias switched gears from a residential supertall to a state-of-the-art, carbon-neutral, 52-story office tower designed by Foster + Partners and Gensler.
However, at 685 Fifth Avenue, the former Gucci headquarters have been repurposed into Mandarin Oriental Fifth Avenue, luxury hospitality brand Mandarin Oriental's first stand-alone residences with access to an array of five-star services and luxurious amenities like a rooftop pool and Boulud Privé, a private restaurant concept by Michelin-starred chef Daniel Boulud. The building recently relaunched sales with adjusted prices from $1.82 million for a studio to $15 million for a two-bedroom penthouse with private terrace, and broker Peter Zaitzeff of SERHANT said that this comes at a time of a resurgence in Midtown and the neighborhood being seen as more of a leisure destination, thanks to hot spots like Polo Bar and Monkey Bar, as opposed to a strictly business district. He also points out that a planned Fifth Avenue redesign, which is to include widening the sidewalks and adding landscaping, will make the area feel more residential.

On the new construction front, in late March 2026, Prospect Development Group filed permits for a new 34-story tower designed by Fogarty Finger and located at 460 Tenth Avenue, one of the last major development sites in Hudson Yards. The project calls for 16,800 square feet of retail space, 456 apartments, upper-level amenity space, bike storage, and an on-site parking garage. This differs from site owner Sherwood Equities' original plan for a 42-story, 233-unit condominium; Sherwood Equities listed the site for sale in November 2025, but a sale has not been recorded.
In the meantime, work is underway on 401 East 51st Street, a new condominium on the corner of East 51st Street and First Avenue. The new 29-story, 83-unit condominium designed by Selldorf Architects is close to topping out construction, and its lower floors are being clad in reddish terra cotta panels arranged in a repeating, faceted pattern that captures light and shadow throughout the day. These panels create a sculptural, almost quilted effect that gives the building a bit of depth and visual movement.
Additionally, several projects in residential Midtown neighborhoods like Turtle Bay, Beekman/Sutton Place, Hell's Kitchen, and even on Billionaires' Row have topped out, are winding down work, and are gearing up for sales launches. 140 West 57th Street was built in 1907 at "The Beaufort," an artists' studio building that incorporated living and working space.
